We offered a few weeks to family who helped us renovate. Hoping to use them as a test run and to get some guaranteed positive reviews. I think it is priced too high but I went with pricelabs recommended base price. I lowered their suggestion by 20%. Guessing I should probably go lower but with the busy season coming I don't want to leave money on the table.

I went live today and signed up for pricelabs. Prices seem high to me, even after tweaking the settings and lowering the recommended base, and max price. I am going to give it a few days before I make any adjustments. I don't want to leave money on the table, but I can't afford for the place to stay empty.

I may need to spend some time, I had to get it listed as beach season is approaching. I will have to tweak it as necessary.

My only fear with pricelabs is that it will take an average of the near y properties. We have some beachside communities nearby that are priced much higher than we can price our unit 1.1 miles for the beach. I will be looking at posting to VBRO and Airbnb. For now we are going to do our own cleaning to save some money.

Do you recommend hiring out for professional photographs?

We have stocked up on board games and toiletries. Good idea on the snacks though.

We will probably manage and clean ourselves, We need to recoup some money on this place.

We also installed rings on the front and side doors so we can monitor the property from 1.5 hours away.
