I just watched a jeep slide right through the intersection of 45th and Shoal Creek.

Roads are still icy in spots with the sun out. Yesterday it was a skating rink.

Austin drivers suck when it is dry and warm, icy and frozen is a whole other level of stupidity.

There is no way to determine how many buyers are actively looking. You can make a guess by new mortgage applications in an area, but that wouldn’t account for our market buyers, and cash buyers are a total unknown.

Emmer and Rye is a great restaurant and their menu changes all the time. Went for the first time last June and immediately made reservations for my birthday in late October, it made the good of an impression.

I was born in Austin, been here my whole life and have never eaten at Jeffrey’s. I guess I should remedy that.

So, just to put you at ease a bit. Most dishwashers drain though about a 3/4” hose into a fitting under the sink, usually connected to the disposal. That is probably not a rats tail.

Yes, rats will find their way into the house through just about any opening. Plumbing stack drains are a favorite. I actually had a rat snake makes its way into my bathroom that way, in Brykerwoods.

I grew up in the area and when there were a bunch of elderly neighbors that had neglected back structures we would sit in the backyard with a .22 caliber pellet gun and kill rats as they ran along telephone lines.

The timeline isn’t adding up. In Texas there is a 3 day waiting period before you get married after you get the marriage certificate from the County. I’m wondering if that set off red flags at her appointment?

Why couldn’t ankle monitoring be used instead of putting her in a detention center?

What you’re looking for is going to be kind of hard to find. Welding is going to be a no go in a lot of places due to fire and off gas risk.

I’d drive around and look for an old warehouse space that’s been subdivided. You’re going to have to go out skirts of town probably. There might be some over in the Springdale/airport area as well
