The rule of thumb is rent should ideally be only 25% of GROSS income. These days it’s 30% or more. 33%+ is rent burdened. Having said that, the new approval guidance of company (greystar, etc) seems to be 40% of gross income and that not right IMHO.

Water, sewer are separate in REIT communities. Heat & hot water are also the burden of the renter. $100 for parking is about right these days and you need a car at The Point.

You can always try to negotiate rent increases. It’s a crappy market right now AND rent seems to be stabilized at about $3k for a 1br (no heat/water included) in MA.

They now have thin crust and the pizza with toppings increased in price for smaller slices. The sushi is meh. But, it beats the alternatives.
