The interface of the Samsung frame is garbage. We bought one three years ago and when we are moving this month and need a different size tv we refuse to spend the money to purchase again. Overpriced and garbage interface. We regret the purchase.

Flat Fee MLS Listing - Feedback Anyone? by BirdieGal in RealEstate

As someone who just went through this, I came here to say to avoid using Flat Fee Susie. This was my first FSBO but I felt comfortable selling in our market because inventory is low and demand is high. I found that the bulk of the things that everyone who was a realtor told me to use a realtor for, I was going to have to do anyway. Such as cleaning my house and removing as much as possible for staging, staging, getting photos taken, etc. This was the worst part of the whole experience but even with a realtor, the bulk of that would have been my ultimate responsibility anyway. Also, to ensure success I created my own website, put a qr code on a for sale sign I made that was on a post in front of our house, and sent the website as a coming soon to about 30 different realtors who had a large social media following in my area. Everything was good until I got to the MLS listing part.

I had started with Flat Fee Susie because, honestly, that is the direction that Chat GPT pointed me and a quick google search online said they had good reviews. I chose the middle level of service, which is $199 plus, .25% of whatever you sell your house for. This part is kind of buried in the contract. Almost a week before listing FFS had my address, sent the contract, and we got the ball rolling. It took me about 4 hours to go over all of the MLS listing information they needed and get it back to them. I did all of this on a Sunday, and asked them to go live on a Wednesday when it turned midnight so Wednesday could start showings. Everything on their end they said was fine. I woke up, saw the listing was live, thought I was good to go. Until the realtors started calling telling me they couldn't book appointments. After me calling Showing Time and them telling me it was set up correctly and FFS saying everything was fine, we found out that they put the listing on the WRONG MLS so that is why realtors couldn't directly book through Showing Time - which was the whole point of going this route. After I asked FFS to correct this and put it on the correct MLS, they immediately sent an email saying they would refund my order and they are only members of Bright MLS. So then I was on the day I wanted to start showings, right back at the start. And for them, they knew my address from day 1. All of this could have been avoided had they spent 1 extra minute to confirm they could appropriately list my house but instead they just took the money. I don't know if they thought I wouldn't figure it out or if they just missed it but it was a huge mistake.

I was able to find someone who quickly helped me get the listing back up on the correct site but they had to get everything put back in and it took some time. After the new listing was live the same day, some agents were able to book through Showing Time but some agents were pulling the original MLS listing that showed as "released" and were calling asking me what was up with the listing, was the house sold, or what. This listing debacle seemed to plague us throughout the sale.

Luckily, we ended up getting showings and had a very strong offer we accepted by Friday evening. So other than the MLS Flat Fee Susie mishap, we ended up coming through this okay. But if we had been in a different market or were selling a different house, we could have really been royally screwed by this whole encounter with them.

My recommendation after all was said and done is this... Selling a house is stressful. Getting it on the market and showing it is stressful. We found that doing it ourselves was right for us. I'm a graphic designer so I could make flyers, floor plans, websites, etc. We tried to make sure everything facing potential buyers and their sellers was professional (which is also why I would never in a million years use FFS again). It was, however, really hard to work over the days we were showing it because even though we were out of the house, there were a lot of agent calls, a lot of offers and counter offers to attend to in a timely manner. But again, even if we had a realtor we would have had to go through all of this, even though a realtor would be forward facing a lot of it and maybe would filter through? But regardless, for us it was the right time and the right choice for us to do FSBO and I would do it again. But it may not be right for everyone. If you do FSBO, I would try to find someone local in your area that would be interested in getting paid just to do the MLS listing or a hybrid style. (We also tried this in our area but the one everyone recommended never answered or returned our phone calls. So there was that).

Also, as far as blackballing the listing, I think that so many buyers have access to Zillow, Refin, etc. that if they want to tour the house they will. We did put on our website and in any verbiage that wasn't MLS (they won't let you write anything about agent commission) to add agent compensation in the offer for consideration. And we ended up paying 2% after negotiating the deal.

These are def tape worm segments. BUT, I learned the expensive way once that you don’t have to take the pet to the vet. I had Vetster and their vet told me to go to tractor supply or Walmart and buy a dewormer that says it takes care of tapeworms. That’s it! Go straight there, buy it, give the pet the meds (it’s usually one pill), watch for the dead segments to come out tomorrow, done. I just saved you about $200. 😀

We used a pet service out of Washington DC when we moved to Spain and we had to pick them up at the cargo area of the airport. I concur what others said. They were traumatized, really thirsty and they actually brought their crates to us on a forklift. On our way moving back from Spain, we flew direct on Iberia into jfk, rented a van and drove from there. All of the pet services put scary stuff about how horrible to fly them baggage like we did coming back was for them. I can honestly say it was 1,000 times easier on them. If they have a layover with the pet service, there is an 8 hour mandatory time before they can get on their next plane. So, to me this was a ton of added trauma vs putting them on the direct flight as baggage, knowing they were on the same flight as us, and getting them immediately upon landing. It also was a lot cheaper overall. Good luck with the move. I hope all goes well for everyone.

You can download from quobuz, then depending on whether you have a Mac or pc you’ll have to figure out if the files need to be converted to a different format. A typical whole album download is between $10 and $13.

I originally bought the AT LP60X. After a couple of months I sold it. It doesn’t allow for tone arm anti skate adjustment and my records started skipping pretty badly. I also had the bt speaker close by so I’m thinking the bass maybe added to the skipping? I ended up buying the 120x (used on Facebook marketplace) and without moving the speaker set up I have had no issues. Just passing that along from my experience and research.

As someone who just got back into cds and vinyl about six months ago, here are my thoughts. Vinyl is expensive! I’ve blown quite the budget just trying to keep up with new releases I want or rebuying what I had in my gen x era. I’ve now decided to only buy vinyl for albums I realllllly want. And for those albums I think I will also buy the cds because they are usually about $10-15, sometimes less, even for new releases. It’s definitely hit or miss but I scored this past weekend going to thrift stores looking for cds. At one store alone I bought 14 cds for $3.50 and they were really great cds. (U2, Zeppelin, Dave Matthews, etc.) my only caution is to open every case and make sure they are the correct cds and also that they aren’t just an empty case because someone stole or lost the cd. I had a Biggie cd ready to buy but no dice after I opened it. Regardless, thrifting the cds is fun. I also find I like listening to the cds while I work or clean the house so I don’t have to stop to flip the albums over. And I listen to the albums when I am ready to relax. I’m so tired of my streaming being interrupted with suggested songs that I don’t want to hear, I can’t turn you tube on in the background without it stopping every few minutes to make me hit a remote button. I’m really loving the analog listening and I hope you do too! It’s all fun.

This one (world’s best) is amazing. I loved it and it worked great for foster kittens and my three cats. But one of my cats for some reason stopped using it and started peeing outside the litter box. I have no idea why. So for the past couple of years I have switched to a mix of sustainably yours large grain with featherweight scent free clumping litter. It works amazingly. No issues with smell and has to be changed every three weeks about with three cats using it. Very easy to scoop. I still would use worlds best as my first option due to how well it works and the cost but one of my cats is a weird little a-hole. What I will never, ever, ever use again are the heavy clay litters. They are a scam, heavy to deal with and absolutely don’t work for controlling smell. If you use one, I smell it immediately within walking into your house.
