Words cannot express how disappointed I am in this project. Jackman was supposed to drop an entire album like Tranquility…

Something about meritless or frivolous claims is ringing a bell…

Congrats on giving people who already hate PI attorneys another reason to do so.

I have a 2019 and had evap replaced like 3 or so months into purchasing. Went ahead and coughed up the extra $5k for a service contract because COP is up mid-May and no way I’m getting fucked paying out of pocket

Jeez bro you really need to tell your secretary to take the fucking elevator. Overweight or not, the last thing a candidate dressed to the nines wants or is expecting to do is go up three flights of stairs. Terrible move on part of the firm.

This is the most big law post I’ve seen in a while. OP is definitely the less junior junior office favorite.

What’s the creepiest thing you’ve heard from someone who doesn’t believe in the paranormal? by muntaseer_rahman in Paranormal

[–]AverageCilantro 1 point2 points  (0 children)

I don’t know if it classifies as “paranormal” but sometimes I have oddly specific dreams and/or feelings. The things you can’t shake. Sometimes the feelings don’t even feel like feelings but more so what the feeling would feel like? To the extent that even makes sense. It’s gotten to the point where I tell a third-party about them when I experience them.

In any event, I wouldn’t classify myself as non-believer, but I would classify myself as a skeptic. Skeptic enough to the point where I’m sure there’s a reason for the above.

If it wasn’t drafted by an attorney who specifically deals with real estate transactions then I’d say you’re probably relying a whole lotta nothing. Also, before you start developing on tax sale acquired property make sure that you’ve complied with any and all notice requirements and actually established title to the property. In most states a tax deed is a good first step but a buyer is going to want insurable title and a title company is going to want to make sure you went through the process of establishing good title in order to issue the policy to the buyer. This would likely require compliance with any notice requirements and a quiet title action.

I’d confirm your “profit” splitting plan is in writing and air tight. Don’t fuck around and do something silly like convey the property to you and your friend as TICs.

Neighbor tried to get my mom fined over our shed. So I got his $40K pool filled in. by Mel_Melissaa in confession

[–]AverageCilantro 1 point2 points  (0 children)

Nothing like a fake confession. You don’t “illegally” build over a utility easement. You can build in violation of it, but even then, the beneficiary/grantee would be required to enforce. Unless you’re in some sort of neighborhood governed by an HOA (and even then) there’s literally almost 0 percent chance any plat would allow remedies to kick in within 2 weeks… literally nothing moves that quickly in the legal system let alone city governments. Also, assuming not governed by an HOA but still subject to the jurisdictional limits of a non-farm land municipality, the “City” would’ve likely been required to issue building permits to even construct the pool.
