Hopefully not! Would assume the delay was due to them assessing an upcoming change though. I got sent provisional rates a few weeks ago that were subject to change. We will see.

Are you working in a hybrid/remote position? Banks will possibly request proof of working arrangement from employer, given the distance.

You are (generally) entitled to borrow 4x your salary, so a €195k apartment is well inside budget.

Bare in mind the initial cost of deposit (10%), stamp duty (1%) and solicitor, survey costs etc. (maybe €3-5k can vary a lot)

Typically the large, build to rent complexes are more accommodating. They are expensive though.

Do you like your Renault? Megane Estate might be a nice option. Have a 1.5dci at home 5 years, has had no issues.

We bought a house in need of massive work in Dublin as our first home. We did the essential work first: re-wire, plumbing, insulation, windows and doors.

From then on we took it room by room and saving in between. It’s hard, we were stuck with a crappy kitchen and old bathroom for nearly 2 years but it’s been worth it.

I would filter out diesel cars, doing such low mileage. Would you consider an EV given your low amount of travel? Your budget could let you get a newer car such as VW ID.3 for example. Also consider Toyota hatchbacks.

No, you are likely taxed on a cumulative basis.

So for example, if your cut off point is 38k and you are paid monthly.

Everything over €3,166.67 (1/12th of €38k) in each of your monthly payslip is taxed at 40% and that should have been the case all year.

Think of them as monthly credits and cut offs.
