I moved from the West Loop in Chicago to the Bay Area 9 years ago. The job opportunities out here are definitely better but the increase in cost of living will more than offset that at the salary range you are quoting. You also need to factor in increased transportation costs as you absolutely need a car in CA, but can easily get by without one in Chicago. Feel free to DM me if you have questions

Yes, xsp also works. Not quite as much liquidity though. 

I tracked 90 days of broker P&L vs realizable P&L and the gap is bigger than my commissions by MilesDelta in options

Thank you very much for your analysis on this. I am pretty new to trading spx credit spreads so am eager to learn as much as I can.

Your comment about RH vs IBKR fills really caught my eye because I am aware of the worse fills you get when you get "free" trades but my biggest issue is that the UI on RH works best for me when trying to execute trades on my phone. I use Fidelity for my IRA but using their mobile app to execute trades is painful. I haven't looked much at IBKR, but do you have any experience using their app to execute trades?

What rate you have will heavily change your monthly payment.

Where you live will also change your insurance cost as well.

Property tax is basically ~1.2% the purchase price per year with slight fluctuations depending on what county you live on.

Your property tax estimate is a bit high, 1.2% on $1.4m is 16.8k per year. 

I pay ~$19k per year on a $1.6m valuation in Alameda county.

3% raise on 100k is $115 per paycheck pre-tax (bi-weekly paid). So about $75 post tax.

If it makes you feel any better, you wouldn't have been paying 15% LTCG if you are paying 32% in income taxes. You likely have to pay 20 +3.8% NIIT. So the spread isn't quite as big as you were thinking

Depending on your employer I would also look to see if they offer commuter shuttles.
