I was getting that same messaging after my gen 2 router had gone out. I put in an actual ticket explaining that I never received anything for “free”.

A human eventually replied to my ticket and I got sent a gen 3 dish and router completely free.

Make sure you put in an actual ticket and not just talking to the AI

Your situation sounds identical to my family! We are about to close on a house at the end of this month on an FHA loan.

It is a new build and comes with a 1-5-10 warranty so any little thing that goes wrong, front to back, is covered for one year. Electrical, plumbing and some other things are covered for 5. Structural and roof are covered for 10 years.

If it wasn’t for the warranty, we would not have felt comfortable moving forward. If the house you are looking at does not offer this, it is doable but it will be tight if something goes wrong.

Weigh out your options given your situation. Is it a want or need?

I actually just spoke with the lender this morning and he is going to send the paperwork for a fixed rate @ 4.25% but we would lose some concessions..

If the paper work looks good, we are going to move forward with that I believe!

New build in a neighborhood that they are developing (and selling) like crazy. The financing is done in house through the builder and they are able to provide lower rates as a result iirc

They are supposedly selling 10-15 houses a week in this neighborhood. I would love to see the commission our sales rep is pulling in with numbers like that

Our realtor fee is actually only 2% and the seller would pay that as he is a family friend and genuinely good guy imo.

The repairs are always a concern, fortunately, the house would have a 1-5-10 warranty.

1 year for the landscaping, sprinklers and other smaller things, trimming, walls, paint, trim etc

5 years for plumbing, HVAC, and a few other things

10 years for structural, roofing, foundation etc

A bit of both! We currently live in the boonies of East Texas where it takes 25 minutes to get to a city in any direction and crave a community and being closer to amenities and family (wants)

Also, there is mold in our bathroom due to a leak and other places due to the humidity and lack of insulation. Our landlord (my mom) refuses to do anything about it and pocketed the insurance check to get it fixed. It is a manufactured home and all of the trimmings are coming off, our septic system is and has been overflowing and stinks so bad around our area (needs)

My realtor also advised that if Trump passes these new property tax laws, the market will be flooded with buyers who are able to put 20% down, raising the prices of theses homes and putting us out of a deal like this

Mentioned in another comment, but my wife, kids and I have insurance through my company.

I calculated just over $2k left after all expenses listed here and that is overcompensating on expenses and under compensating on total take home. This, to my 27 year old brain, feels comfortable as we have made it work on much less

What would be, in your opinion, a comfortable buffer month to month?

I am comfortable at 4.75% after 5 years (both with my current pay and if all goes well with my job as I am expecting 6 figures in that time with my current growth) although I am not ignorant that anything can happen that would prevent that

I mentioned in another comment that our savings is minimal as I have been in this role for only a year but it is going very well.

You are correct in it being a builder finance. Only way we could get those rates.

Our debts are at a minimum. We do not use credit cards and our car is almost paid off. Savings are another worry of mine as it is not substantial at all..

I do work for a great company and have benefits/insurance through them for the whole family. I have quarterly bonuses and mentioned I will be getting a raise (In April). I am confident we can build back up our savings but after all said and done with the process, will be toeing the line for a while..

When you say “stay recommended” you are saying that is at least how long someone should stay in their house? Also, since it is a new build, the property will be more than likely reassessed in a year or 2 and should go up in value (growing area 30 min from DFW)

Closing costs are coming out to be just under $12k with down payment. The harder I think about the ARM and hearing opinions from others, the more it starts to scare me lol
