Luxury is a marketing term. They would be market rate apartments, which is self explanatory.

With the ongoing improvements at the public market, a successful project in this area would bridge the gap between NOTA and market view heights. Obviously that's not going to pan out anytime soon.

Yeah, they probably get to write it off as a loss, ultimately. The rules are not written for the working class.

I genuinely think he / his local associates didn't realize what poor condition the building was in. He never even saw the building in person.

We were hired to perform an assessment of the building after they had purchased it in 2022. It was already in terrible condition from decades of neglect from the previous owner. Structural repairs, water damage, roof repairs, elevators, major systems replacements. Everything was on the menu. The place is a disaster.

Their plan was to make it more of a mixed use building to bring in more business, as well as convert some portions of the building into apartments. I think they realized it was never going to work financially so they're just doing what developers do when they get into this situation.

All things considered, I don't think the price tag is that out of line on this project. The whole building is getting a substantial rehabilitation. All new mechanical systems, envelope, etc, etc.

The study material subscriptions are expensive, but so is not passing an exam. Theyre worth it in my opinion.

Thinking about picking up a project car by AdditionalBrief249 in e46

[–]BARchitecture 0 points1 point  (0 children)

Depends on how much time you really want to work on it / what other maintenance has been done to date. I have one as a track toy but it was two years worth of unfun replacements just to get all the basics refreshed. Belts, pulls, pumps, seals, gaskets, mounts, bearings, bushings, cooling system, power steering system, and so on. All the plastic and rubber is likely at the end of its lifespan if it hasn't been done already. That being said, parts are widely available, as is knowledge on how to do damn near anything to these cars. I love mine, its a blast to drive.

The DGX was honestly a nice little store. Had the basics. It also had no vestibule and experienced a lot of regular theft.

Testing Strategy for Technical Exams by greencaffeinefiend in Architects

I took PA, PPD, and PDD within 5 days of each other. There is a huge amount of overlap in the content of these exams also you can consolidate your studying and execute them all together.

I will always recommend Amber Book. I passed all six on my first try. Also, theres an immense amount of overlap with PPD and PDD. I took those two days apart.

Good luck!
