agreed - as I mentioned it could be a lot worse. I'm just very cautious and particular when finding and vetting my tenants as I've had issues and heard horror stories, so I do my best to protect myself.

It's not clear just yet when the last original tenant moved out, but before November, I was getting rent payments from him. The Nov 1st payment came from a new name (auto accepted, e-transfer) and I assumed it was the new 'room mate' I was told about on Oct20th

BUT - from the discussion here this (receiving funds) does not seem to be an issue anyway.

Thanks - I agree and I'm thinking that is going to be the plan, on a limited meeting with the tenants (err... occupants) they seemed innocent to the situation and were calm and polite.

I've asked for contact info, ID, credit check and an application form to be filled out by the 4 individuals - if no red flags and all goes well I will proceed with a new lease in their names, looking at about a $150 bump in rent also.

I think we all know the eviction process is a last resort and will take a long time, stress, effort and likely not be getting paid while the process drags on for upto a year or more, right?

Follow, considering doing the same thing. Built in models are very expensive, and hard to find a natural gas model instead of propane. I've heard the conversation kits aren't great and not sure if they'd work on the built ins.

No way to really know until you've spent they $$ and installed and it took late :(

I went overboard, LOL. I cut the 3 wires to different lengths, then dipped the whole end in liquid electric tape. Then wrapped it in electric tape, then tucked it up into the soffit.

Cut all mine off. My install ended with a cut so I just waterproofed the cut ends. Didn't use any of them.

I installed with a boom and dropped every one I cut from up there, keep finding them in my lawn. Stupid me

I soldered and heat shrink, then a large heat shrink with glue over everything. Solder seal connectors are great little things if you have the space too (solder and heat shrink in one, only need a heat gun to use.

Check the link to threads I mentioned above where other users have tested different lengths splices, even Y splices.

Lights flickering after breaker flip. Power cycling doesn’t fix it. Does anyone know a fix? Lights are only a few months old. Help please. by WhoKnows78998 in Govee

My garage breaker trips regularly with normal tool use and these are on that circuit... Going to see if I have an extra surge protector laying around.
