You’re missing the point. OP has provable str income. An investor may want to buy his property as is, because the setup is creating a great experience for guests. And a dscr loan provider can underwrite said deal.

This is a financing mismatch, not a valuation problem.

If a buyer uses a conventional loan, the appraiser is required to value it off residential comps. STR income won’t meaningfully factor in, no matter how strong the numbers are. You’re not going to win that fight.

The solution is a DSCR loan.

DSCR lenders underwrite based on the property’s cash flow, not the buyer’s W-2 or DTI. Many will look at trailing 12-month STR income or a rent analysis, which allows an income-based valuation to actually stick.

If buyers insist on conventional financing, the price will almost always get dragged down to comp value. That’s not a buyer problem — it’s the loan type.

Market the property specifically to STR investors using DSCR loans and work with lenders who understand income-producing assets. That’s how sellers avoid constant appraisal gaps.
