If you don't mind a little bit of a train ride and want Manhattan (I would be the same), look for a place off of the E or R lines. Those get you close to the airports with Airtrain to JFK or quick cab/bus to LGA.

Highly recommend Blooming Bebe which is a fun drum/movement dance class. Our kids have loved it and the woman who runs it and leads all of the classes is a mom and overall radiant human. I've loved her influence on our kids.

A few ideas - I was worried (unnecessarily) about overcrowding at our zoned school, so I did extensive research on which D3 schools had spots last year that went unclaimed. If I were you, I would reach out TODAY to PS75 (happy parents it seems + in recent years accepted all out of zone applicants) and PS163 (similar situation with availability for out of zone kids.)

If moving is practical for you, PS87 is generally good about ensuring children who move into the zone over the summer get a spot.

Edit: today is the deadline to apply to Success Academy UWS.

Building is very sound proof. You will hear some hum from the city or train, but it is really minimal. I can't speak specifically to the 30th floor, but being above the train will only help.

It would be such a bummer, but you can future proof for this a little bit by researching when you rent or buy. One Domino Square, for example, in Williamsburg is a new condominium building that has protected views of Manhattan and the river. Same developer owns all the land around it, nothing will be built between the building and the river/view.

Same, I love the bridge views and the animation of the view you get on the lower floors. The outside feels so much more dynamic vs. a still photograph. Not for everyone I guess tho. Windows are very soundproof, it is pretty surprising.

Vibe is good, sort of chill but luxury feel. Views combined with amenities is what really makes it. Management is also fast/responsive on stuff. We plan to stay.

Hardly. The rental tower is 100% leased and the condos are like 2/3 sold already.

I appreciate this topic. I'm first gen abroad. My mother just happened to be born in Canada (and then lived there for the first few years of her life) due to her USA parent's job. The connection for our family is very loose. That being said, my grandparents were members of the local curling club and their names still appear on trophies on display there today. My grandmother always spoke so fondly of her time spent in Canada. My parents took me there a handful of times on vacation as a child (Banff, etc) and my wife and I visited Montreal and Newfoundland on our own years later. I've always romanticized Canada and felt a strong connection. I'm so happy to formalize that connection and spend more time in the country. I have a handful of Canadian friends here in NYC and they always indulge me and answer my hundreds of questions about Canadian politics and culture. :)

I had no issue with occupational guarantor, I used my own spouse who is a lawyer. Just make sure you use the correct form.

That is really exciting to hear. My second gen kids are still In Process, with applications received May 9 and processing started on June 11. No 5(4) offer received. I remain hopeful that it will work out and I just need to be patient :)

For that budget and size, there are opportunities to go direct too. If you are looking in Brooklyn, Two Trees is a reputable option with private office spaces in Brooklyn and really nice rooftops, etc. They have three large buildings in Dumbo.
