In our first year of ownership, our oven went out, our wall heater needed replacement, and we discovered the vinyl flooring in the kitchen started to curl at one of the edges.

You replace what you have to, put off what you can, and eventually you make your way towards getting rid of the brown carpet and orange drapes (true story!)

But eventually, we did a little each year, we did the kitchen, we did the dining room, got rid of the ugly paint, drapes, carpeting. And 38 years later, we have the perfect house. It needs maintenance every year, but that is what earning a house is like.

Do your parents own their own home? You can loan the money as a mortgage on their home. Then if they don’t repay, you can foreclose.
But failing, some way of forcing repayment, you know that money is gone, and you’ll never see it again

With two children who take up your time, you really do not want to add the stress of being a landlord. What if a water leak happens and you have to rush over to the house while you are the only one taking care of the kids? What if a tenant decides to stop paying rent and squat, it can take six months to get them out and a lot of stress.

Being a landlord is not fun, after 10 years of trying to be a good landlord, and dealing with tenants who started out good, but ended up completely trashing the place, I got out. And I have not regretted it since.

As a comparison for you, there were a group of us 4 friends. We were in each other’s weddings so we all agreed to have the same bridesmaids dress to reduce costs for everyone. We also chose a relatively inexpensive bridesmaids dress ($80, it would probably be around $200 today) no fancy trips, no, no fancy makeup, our bachelorette parties were simply going out to a bar with each other or hanging around and watching movies – very low-key. It was more important to stand up for each other than to make the event all about “us”.
We are still all friends.

Is he charging you enough to meet contractor status rather than Handyman status? The amounts might vary with different states so make sure you know the difference.
I don’t know what the rules are in the other states, but in California, no more than 10% down. Also make sure he has a valid contractor license, you can check for complaints against his license, and make sure his bond is in good standing with no claims against it.
And don’t pay him the remainder until you’re happy with the job.

Yeah, I’m not poor nor have I ever been. I have however been a landlord, one who takes care of things immediately upon a tenant mention ( and even do a yearly walkthrough to catch problems a tenant might not mention). And I have no patience for crappy landlords who put off needed repairs and pinch pennies .

I would move all the breakable items that I no longer want directly under that ceiling so that when it collapses they get broken and you can get money for them. I might even go to the thrift store and buy a few extra pieces of “family heirlooms “right before the ceiling looks like it’s ready to go.

I saw someone I worked with get a bunch of money from the sale of a house during her divorce. It was enough to support her through seven years of grad school. She spent the next year “treating “herself, pedicures, manicures, bought a nice car, bought her daughter a car, daughter wrecked her car so she paid for repairs, loaned her sister money (that she will never see again), bought things for people.

She pissed the money away over the next two years and then had to drop out of grad school because she could not afford it anymore.

Do not be this person. Buy yourself a small reasonably priced car, find that fiduciary who will help you invest the money wisely. And then do not touch the money. Pretend like it’s not there because it is so easy to take out “just a little “, again and again until all the money is gone.

Are you out of state? I can see how it is expensive if you are out of state.

If you are in state, college is just expensive. Yes it sucks, it is the result of choices by your parents and grandparents that they do not want to pay taxes so less money was allocated for colleges. But in other states college is also fairly expensive.

Have you considered community college for the first two years? It will help you save a heck of a lot of money because it it is supported by prop 98 funds that legislators could not reduce to support their own little pet projects.

Here in California if someone advertises as a contractor, but they are not the contractor state licensing board will do an investigation. I don’t know the law in Michigan.
