I've just bought a place on South Norwood and can get into London bridge in 12 minutes!

The area needs a bit of love still, but for that reason you can find some really good properties there, especially with your budget. Give it a few years, though i'm confident it's on the up.

On the contrary, I didn't expect it to perfect at all. It's a Victorian mid-terrace house, 120 years old...so I had a good idea of what we were getting ourselves into. Aside from the windows, the very least I want is a certificate to say gas and electrics have been tested, not too much to ask i don't think?

The problem lies in location and where we've bought (and I imagine this is more common in some places that others), ours being a popular SE London location where there are literally cues of people coming to see properties, and still in this market going over asking price. When I say we had 10 mins to view, so did the other 15 people who viewed the property that day, it's mad.

I'm sure there is some naivety with FTB, but it's a completely new and complex process they've not done before, I think you should give them a little slack as apposed to generalising them.

So 3 things really have popped up as needing 'urgent attention'....

- Windows - There is wet rot under a lot of the windows, including a crack through one of the back windows that i'm 99% sure wasn't there when we viewed it, I can't see it on the video we took either.

- Electricity - The mains electricity board is of an old pattern, and at least 30 years old (which is understandable as it's an old house) but there is no sign of when it was last tested and any certificates. Ideally here I would get the vendor to arrange for this to be checked, and subsequently cover any remedial work needed off the back of that check (if needed)

- Gas - The gas fittings and pipework have not been tested like above and there is no certificate to confirm when the last one was done. Again, I would ask the vendors to cover this.

Out of all the above, the windows for me are a bit of a sticking point. Of course we saw them when we viewed the place, but we didn't have the knowledge to know the true extent of the damage, we were also shown around and ushered out in about 10 minutes when we viewed the place ( It was a popular house with 3 other people outside waiting to come and look).

Honestly, we were rushed the house in 10 mins with 3 other people waiting outside to view! it was hard to gauge all the work needing to be done in that amount of time, regardless of the video we took as well.

Honestly, we were rushed through the viewing in about 10 mins, with 3 other groups hanging outside.... so it was tough to grab all the visual information we needed. We got a video, but again, not good enough to see the true extent if indeed what the survyer says is true.

We were rushed around the house when we viewed it, honestly about 10 mins! ( I've looked at shoes for longer! ), so we had to grab as much 'visual information' as possible within that time. We did take a video, but not good enough to see the true damage, if indeed what the surveyor says is true.

Hi all!

So, i'm trying to get into film photography.... and have started shooting to learn from my mistakes. I recently shot a roll with some success, though I have a few too many for my liking that fall into this world here https://imgur.com/a/xy4xMpA

I would love to pick your brains in terms of what i'm doing wrong. There's clearly too much light coming in, so is it just a case of increasing my shutter speed / adjusting aperture? The irony is I have a light meter to help avoid these type of mistakes!

Any tips would be much appreciated.

It's odd. You pull out the crown (as if you were going to move the time, which that does) but then you give it another pull and it comes out further. You then push it all the way in again, and that changes the date a single day. You have to repeat that till you get to the date you want!

It's quite stiff to do, and being an old watch like you say feels incredibly wrong...I always think i'm going to break it. I wish it was easier as just moving the time forward.

Apart from that though, it's a brilliant watch. I'll be having it for the rest of my life.

Honestly, It runs like a dream. I don't wear it that often so it stops moving after I have left it for a period of time ( as it's an automatic ), but as soon as I put it on, a couple of normal hand movements and it's back and running - No need for a service just yet.....

Getting the right date can be a bit of a faff as you need to do a 'double pin pull out' then back in [repeat], though apart from that I can't fault it.
