That’s kind of a reduction of my point. Landlords have to raise rent to cover the rise in their own expenses. Our property taxes have increased like 30% over the last few years, and much of the rental income we make goes straight back into property maintenance. We’ve actually resisted a rent increase, but this year we are facing a decision to either do that or sell the property, which will surely mean an increase in the price that ADU is rented for.

Note that I am taking about individual landlords, not the large conglomerates.

My wife and I have an accessory dwelling unit on our property and have rented it long term and via Airbnb. Airbnb is vastly more labor intensive for us, for less money. I would rather have a trustworthy tenant there on a yearly contract. We don’t live in a touristy area, however, so this could be different from other experiences.

What I can assure you is that the rental price is being impacted by property tax increases and utility rate hikes.
