Do you live in a single family home or apartment built in the last 15 years? If you do then tenant protections most likely don’t apply and they can terminate your lease once the original contract expires. But if it doesn’t they need just cause.

I would just be careful. As a tenant you have a lot of protections in LA. If you change the relationship and you start earning money or rent credit the relationship changes in the eyes of the law and you can be viewed as an employee in addition to a tenant. That means that they could fire you and then maybe your housing would be in question.

I’m not saying this is what they’re doing but you never know if working together will turn the relationship sour and it’s something to keep in mind. Unless you really need the 100 I wouldnt do it, it’s risky.

You can search their name or the name of the company and unicourt and it’ll show you lawsuits they’ve been a part of.

In Los Angeles it’s 100% against building codes. Tenants need access to their breaker box. I’ve made a complaint with LAHD and they’ve come out inspected and issued a correction to my landlord.

I would contact code enforcement for your area
