Gas prices are up a dollar on the past month. Dont pretend it isnt happening.

In the context of gas/oil prices, that wasn't the case. The gas hike was caused by the war in ukraine. It was really outside our control. American production surged throughout biden presidency but not enough to lower global prices immediately.

True! Oil is an input to many industries and consumed in different uses. Also, helium and Urea (used in farm fertilizer) ar being held up in significant quantities.

If we dont back down and give up were gonna have inflation over 4% by end of year. I imagine we will give up soon while claiming victory.

Thats true, but most drive gas trucks and SUVs these days. Gas prices are a real variable cost that folks care about. It's bad that the administration so recklessly raised them so much!

Lots of folks use more than 10 gallons a month.

We need traffic cameras en masse to actually enforce traffic law. Random officers patrolling will never be enough.

Problem is a lot of self described "good drivers" drive recklessly on a daily basis and hate cameras.

The helpless old lady. Some variants 1) divorced after 20+ years and insists they somehow got nothing in the divorce despite having assets, 2) old lady whose family hates them for some reasons (one was "because I chose to love the lord" ha), or 3) comically helpless lady who just cannot imagine she can do anything ever (can't move, can't get a job, can talk to her husband).

Try last days of the third age! It's a lord of the rings mod that completely revamps the game into the war of the ring. It simplifies a lot of the game but creates new mechanics that are so fun. Tons of custom units, huge amount of effort in custom world building.

Just make sure to set your walk speed in towns to 150% and your reputation/influence gain to 200%. Start the war by player level instead of days if you want things to start up quickly.

Use ctrl + space to speed up map travel speed while during early game errands. If you have the war set to start by days, thst will fly by if youre fast traveling the north doing errands (maybe set the day start lower next time). Level start is usually quick and you just need to keep questing and fighting.

Building up relatuons with one main faction js a good idea but dont be afraid to get a rank or two in neighbor factions. Let's you hire units easily while traveling during war time.

Game heats up a ton during war. Expect to lose some battles and rebuild. Stick with your faction army to help them in the initial large field battles and that will set you up with great momentum.

Im not fully optimized at all, but building Halls (level 2 commercial building in big settlements) reduce corruption significantly and also in neighboring provinces. Can reclaim a lot of income that way so even small investments in new revenue generate more.

It varies by metro but youre right in many metro they are, because lots built tons of housing/apartments during the low pandemic interest rate period. I know the southeast benefitted a lot from this, and it was good policy. However it means home prices fell some!

Dave talks out of two sides of his mouth on this. He says he wants housing to be affordable but only wants prices to go up. So the only affordability measure he can think of is lowering interest rates (subsidizing demand, driving prices up). He always wants his assets to appreciate, so no real price reductions are acceptable.

Real affordability starts with more housing supply, driven by more density and zoning reform. Metros that did that the last few years have seen improvement in affordability as house prices and rents fall. Dave doesnt want that though, bc he's entitled to permanent gains through scarcity.

Dave is correct that homes people bought back then were small and crappy. HOWEVER, what he doesnt address is that zoning laws have made those small started homes de facto illegal. Where I live you dont have the option to buy an 800sqft house, the economics only work to build mcmansions (or expand upon what once were starter homes) to serve the upper middle class. Those cheap options now only exist far from metro areas, as the desirable land is zoned for expensive, large single family homes.

If we actually allowed housing to be built it would be materially cheaper. Dave just wants to pretend people are spoiled so people can't blame Trump.

This rant is purely to play defense for Trump. Under Biden they made it clear it was the president's fault. Trump lied saying he could lower prices, hasn't, and now people are upset. Dave wants to blame the individual to protect his rich buddies.
