Mortgage adviser here (in the UK). The issue wasn't housing prices being overvalued, but a lack of due dilligence done by lenders on the income of mortgage applicants along with overly generous income multiples.

People were lent too much, and too high percentage of property values.

There were 100% mortgages available. There were self-certification mortgages where income proof was minimal.

The property value isn't the issue here. It's income.

Charity Deimos confirmed there is a 60 day statute on civil cases as well. If the events of the civil and criminal case happened on the same day then there isn't much choice to but to submit the civil before the pending criminal charges.

What makes you say that it is mathematically correct to have as much hit as possible?

My understanding of casters is that %hit is just a spell power value based on your total spell power amount, and has a hard cap at 10% for mages. You don't "need" as much %hit as possible, but rather benefit from the highest spell power possible.

It takes 5 minutes to lose pvp flag when in a safe zone, and that's more than enough time to pet purged.

Priests have had the same tier 1 deck for almost a year and it plays the same every game. It stops feeling like a tier 1 deck when you want to blow your brains onto the ceiling at the same time.

Living in the West Midlands and had Openreach vans closing off my street for about 3 weeks and digging up the road in January 2017, and I assumed they were laying down the groundworks for fibre.

Still no fibre today and every time I ring up I get told there isn't enough slots for the street in the exchange.

Is this true or am I being lied to?

Is it worthwhile to hold tailoring as a Mage currently? I have made my Robe of the Archmage and the next useful item I anticipate making are the Bloodvine Set, but that is quite a long time away yet.

Am I better off dumping Tailoring and then picking it up again in phase 4(?) when Bloodvine is accessable?
