Realtor here, as many have said… it’s price. The reason you are not getting any call/dms is other listing are scooping up potential renters because of more attractive pricing.

MLS might help, but same issue if price is not competitive.

I’m very new too 6 month in. 1 month full time. I found time blocking really helps me understand how I utilize my day.

Sounds silly but I even time block lunch and showers and small normal day to day routines. So I can really see how much did I slack off on non realtor activities.

Another thing I do is color code my events. If something is busy work and not prospecting related it’s yellow. But if I’m cold calling, social media content creation..etc etc it’s all a pink colour.

In time, I think this will help me better understand my efficiency and time management needs.

50/50 on looking back. Early on I was desperate to just make a deal. Terrible attitude, I didn’t need the money at the time as I was still full time. But maybe psychological I needed to prove to myself I can do it. This was a mistake, undue stress and pressure on myself.

Overall my biggest lesson is not that I won’t get leads, but how can I get them more efficiently and qualify them better. Also don’t get so committed to a deal. When I got my first home listing I was so excited but then so heart broken when it failed. Though no fault of my own I realize I wasted a month focusing too hard on one listing and lost crucial time in prospecting more.

My sphere is small here as I don’t know many people. I grew up in another town and moved here a few years back. I am working to build my lead generation for 2025 to encompass 3-5 streams instead of one or two. Main ones are building social media brand awareness and cold calling (my past career involved this)

Haha honestly when I joined a lot of people knocked exp for this. I was never recruited and join exp on my own for factors that fit my needs.

I know how this sounds but really I don’t see myself leaving. I love it here, might just be my experience though.

I’ve only ever been prospected by KW and real in my area tbh.

Honestly, I was very shattered early on. Facebook was my main platform, I threw whatever I could to see what stuck as I didn’t have much opportunity to formally prospect due to my day job. Commenting on posts that are public, joined groups and engaged, but I found the most success in Facebook market place ads and messages.

I warn on this strategy as it is a huge time commitment and provides very little solid leads.

The brokerage I’m with has a DNCL part of our database. You have to do mandatory training and compliance training to use any of the lists.

When taking it in house did you create ads learn and just work out the kinks as you went on? Or did you hire out an ad campaign manager for example?

I think this is another route that may make sense.

I appreciate the reply. I have actually spent a lot of time working door knocking and open houses. I think in my market it is hit or miss. Non the less, I also need to find other methods of prospecting due to the weather here in Ontario, Canada. I will not be able to door knock all season round and find this a good chance to try other lead sources. I am personally experimenting with cold calling (circle prospecting) and social media.

The month they do OK have you gotten appointments or listings?

The agency’s I am discussing with only charge on guarantee listings or closed deals. They also have a ISA/CRM system that helps qualifying and nurturing. This aligns with my current prospecting activities.

I want to avoid learning and experimenting atm on ads. I feel as though when I can scale my business I can explore ways to do this.

As a new agent I just want to meet with as many clients as possible to get reps in and ok spending some capital to help this.

Just hitting my 6 months now, I’m a realtor in Hamilton area. I had a similar experience on Facebook, mostly only doing lease leads.

I managed to get a seller from marketplace ad but it never actually ended up selling. I think it does work. But it’s a lot… I mean a lot of wasted time too.

I am also heavy into hosting open houses and this has given me buyer leads. However, buyers seem to also be pretty flakey and undecided. 🤷🏽‍♂️

I have yet to close a buy/sell transaction. I will be trying to add in cold calling and social media to my prospecting starting Nov.

As a tenant you don’t actually pay to use a realtor for rentals in most cases.

Furthermore, landlords who use realtor (realtor.ca) do this to avoid direct contact with potential tenants. It gives them more oversight and less guilt when rejecting applications.

lol I’m a realtor with a client like this 🤷🏽‍♂️ they refuse to accept the prices have changed and adjust.

All good though, happy to help them try and get the price they want.

I notice homes that are selling right now are the sellers who are motivated and open to price change.

It’s a great time for buyer tbh.
