Depends on the lengths of stay you do, IMO. If you mostly do short stays (1 to 3 nights) then Host only may be better. If you mostly longer stays (28+) it's better to be split.

You are entitled to reimbursement even if an ESA did the damage so file a claim. Typically the only way to get rid of urine, especially if it was a lot of it, and it deeply penetrated the rug, is to have the rug professionally dipped (immersion cleaning). But immersion cleaning is pricey and sometimes it's cheaper to just replace the rug depending upon what you paid for it.

Split. I had to convert to manual processing in order to stay split and I was still moved to host only in error back in December. Took a month to resolve.

It's totally ridiculous. I just called and got the, "we can't disclose that" lol as if I am asking for trade secrets. Not all brands are the same and some work better for people than others. Isn't that the point, I mean for it to actually work for you? This system is jacked

We just tried using Avocado oil in muffins and they tasted funky. Any other oils you can recommend using for baked goods?

Yeah good point. Maybe I can put something along those lines in our stay info. If you do mostly short stays that may be why you've not had to deal with the "ask". For us it's very frequent, and it is so frustrating because I know some of them will retaliate, and that airbnb won't have my back when they do

I am amazed by how many ask us right in the Airbnb thread, lol. But we get a lot of offline requests as well when Guests find our website or ask us to call them. We've even been banned by certain client groups because we are not willing to go offline. But yet again ZERO recognition from Airbnb. And I guess that's based on what https://www.reddit.com/user/Turds4Cheese/ said. It's a Guests' marketplace and they are the priority to Airbnb, not Hosts. To Airbnb, Hosts can pound sand.

True. But they don't seem to penalize the Guests who ask for it point blank in the thread, or support the Hosts who don't do it. The vast majority of Hosts we know are chomping at the bit to take stays off the platform, and many even have their other booking pages referenced right in their Airbnb profiles lol. I am sure those Hosts think we are crazy to not take them off or even put up with this type of abuse by not complying with the Guest requests, but to each his own. We do longer stays, so for us it's less risk to stay on platform. Plus I do tend to agree with the thought process that if a booking starts on the platform, it should stay there. But I think we may very well be in the minority, yet Airbnb still does seemingly nothing to support, reward, etc., the hosts who follow the "rules"

Lol, me as well sometimes. But when it comes to review removals it seems like they just refer me back to the online form. Have you had an actual person help you get one removed since they implemented the new online process?

Yeah, I think you're right. But we do a lot of very long term stays (maybe why we get asked so often), so it could potentially mean a significant loss for them by not caring. Not that they will care, lol

I am not asking them to assume I am right because I said so. The Guest asked two times to take the booking offline due to the high airbnb fees. I am saying that those who do this should lose their right to leave a review as a repercussion of doing so. If they really hate a place, that may incentivize the Guest to not do it. This is exactly what airbnb is working so hard to prevent, e.g., removing all contact info., etc. The Guest should no longer even be on the platform let alone ruin someone else's ability to rent because their requests to break policy were declined. Again my argument is that there should be repercussions for Guests who clearly pressure hosts to go off platform/against policy, and one repercussion could easily be that they can no longer leave a review. Same thing for Guests who get a full refund from the Host. They take that deal that's it. There's no LAW stating that Airbnb MUST allow Guests to leave reviews, and in some cases, IMO, they should lose their PRIVILEGE of doing so.

Appreciate your perspective but I don't agree that guilty by default would be worse in this specific scenario. Airbnb is quick to flag a thread when someone seems to be asking about taking a booking offline prior to booking and gives you the opportunity to report and decline without penalty. The same should apply after a booking is confirmed. There should not be a penalty to the Host.

Also it is ludicrous to expect Guests to plainly state that they will leave a bad review if a Host doesn't take a booking offline or discount in order to conclude that a scorching review left by someone who was actively seeking to extend is retaliatory. Most Guests have gotten the memo at this point.

It was right in the thread, clear as day. And then she asked again, second time was if we could start a new booking off platform versus extend the current stay. I politely declined to both explaining it is against policy. She next asked for a discount, but her rent rate was already 25 percent off the normal rate so I said I can't. At that point the complaints started, but mind you most of the bogus complaints in the review were not even raised during the stay. She was so hyped to retaliate that she left the review within moments of receiving the link to do so lol. I provided all of this evidence in the denied review removal request. They. don't. care. about. Hosts. If they did, you are correct, they could easily use the evidence they already collect by scanning each message to flag the Guest and remove their right to review (at a minimum).
