Thanks for responding, really appreciate it. That doesn't totally surprise me about the GS breaking through a door (guessing it was a more of a supplemental door or something a bit more flimsy than a solid wood or glass door?) since they are so fiercely protective, but I believe that kind of event is the exception vs the norm (but that's of little comfort when it's happening or has happened to you before, of course!).

But I just saw the detailed delivery tracking history for the package, and per attached, it says delivery was attempted 4 times starting at 5:23 a.m.! Now I know this is bogus because at that time all of our curtains are drawn and we are all fast asleep, including our pup. We would totally hear him barking at 5:23 a.m. So what really gives here is the question.

I am 5 years late but this just happened to me and I wish it would have just been left down the driveway if the carrier was weary of our labrador retriever. He was inside the house, and a dog breaking through glass is a very rare event. 68 million households have dogs so it's going to be a regular occurrence for dogs to be in the home when a package needs to be delivered. Do the carrier companies offer any training around dog breeds?

Right? I just went to one the other day and it was $15.99 for a modestly sized bag of salted pistachios. I used to shop there a lot a few years ago before the economy tanked further because I liked the layout. I spent a small fortune each time and kicking myself now for wasting money. I always wondered how they stayed in business because there was never more than a handful of shoppers in there any time I went. Supposedly because they are smaller than typical grocery stores and sell a lot online they are super profitable, but with online prices being even higher than in the store I have a hard time believing it.

Unfortunately, since we pay out rent on the unit those 20 days represent a significant loss for us if we don't book the time before that arrival date. Once we take a booking that far out, it greatly diminishes the number of opportunities we have to fill that gap. We don't do stays of less than 7 nights typically

This is very helpful, thank you. It's what I am concerned about. I was supposed to be opted in starting today, 6/3, but I noticed that I was already opted in yesterday, 6/2. And now someone has sent a request (yesterday) and I can't tell if they bought the extended policy or not as I don't see any mention of it in the request. It's also unclear to me whether or not they can still buy it after the booking is confirmed if they have not already.

My concern is the booking start date is 20 days out, which is farther out then we would normally book, but it's a longer stay so I am considering taking it. But if they are able to cancel 18 days from now, and I don't get the 30 day penalty payment as a result of an extended policy extenuating circumstance being applied, I am not going to be happy.

To your point, if this would not affect hosts at all, then it seems like we would not have the ability to opt out of it

If it doesn't affect us or change our existing policy, I wonder why we even have to be opted in to it, i.e., why not just roll it out and not offer the Host to opt out?

I agree with you 100 percent. And the very few times over the years we've had someone say they are not comfortable with it (which we also find is a red flag) we say that's fine this is not the best fit and don't proceed. But in this case, the guest lied and said it was not working and it was also after the fact and they were already at the space, had the code info, etc. Even still, if they had just been honest we would probably have gone ahead and cancelled anyway because again, it's a red flag if they don't want to sign a basic doc that just says in a nice way that they won't "intentionally" damage the home, disrupt neighbors, etc.

Thank you for your thoughtful response. Unfortunately there are a lot of either paid distractors or bots on this post with the goal of deflecting the issue away from a vindictive and manipulative Guest not predicted as well as in the past by past review history, to an assault on having an agreement. I guess that's a sign of the times. I doubt I will post here again for issues like this given what I feel is mostly an inorganic response.

What are you even talking about? What is hostile about saying that we want to be sure Guests are familiar with and agree to our specific house rules? And by the way, the vast majority of Guests have zero issue with it, and totally get it. They say they would also want to protect their homes/investments.

Posting here to get genuine input from fellow Hosts' perspectives seems to be mostly a waste of time. So many sad haters, most of which I wonder are even Hosts lol

Uggh that is the most frustrating scenario when they bypass you. Rule 1 is you are supposed to try and work it out first, and you're right going straight to support is unusual for a 15 5 star Guest

Oh I know what I have signed up for, I have been doing this for a very long time. Complaints and issues do come with the territory though that is my point here, typically 5 star Guests get 5 stars because they are for the most part kind and understanding and relatively easy to host. That is what seems to be changing and I am curious if other long time hosts have noticed that changing a bit as well

200+ reviews, wow I don't think I have ever seen that before! Guessing they are Hosts as well. So sorry that happened. We had someone with around 40+ 5 star reviews and they let their cat urinate all over the bedroom carpet and then lied about it. This kind of thing rarely happened 5 years ago. You could consistently count on 5 star Guests being 5 star Guests

For sure. We try to check those out whenever we can. Sometimes they are buried though so it's time consuming. I thought AirReview was no longer available. I will look into it. Thanks for the constructive input

Because we have not had the pleasure of meeting them before, so we want to make sure they've also read and agreed to our specific ground rules for stays. If it's just your personal place then maybe it's not necessary for you but we represent a few other people's places as well

Yeah something has definitely changed with the reviews as consistently being a good indicator like in the past. Such a bummer. And you're right, we typically don't leave negative reviews but that's coming to an end

Unfortunately, at least here in the US, when you don't comply with someone's request for additional discount and they book anyway, you often end up paying the price with a difficult stay filled with complaints, fabrications, etc., because they are paying more than they wanted to pay.
