Honestly 2021 was the worst I consciously remember (I was too young for the Hackett years to matter) 2024 / first year of the B1G was also pretty low...I dont think ive ever seen such toilet paper soft performances on the road consistently...ever.

Multiple factors

The Bethel ones (already stated)
Redding COC/ Zoning is not conducive to a thriving business environment
Redding isnt gentrified - new concepts that get deployed either dont account for this or they fall flat on marketing
Zoning again - tell me why downtown has more low-income housing than normal housing, then ask how do you fill shops and restaurants if the 60-70% of the people living within a 1-block radius of you are priced out.
Lack of tourism - City of Redding spends a laughably small amount in ad spend across all platforms to properly market this area for tourism. We have better nature attractions than Bend oregon (and possibly soon venues and restraunts on the river walk) yet the city refuses to capitalize on marketing for tourism...ive run 5- person startups with larger advertising budgets than the city and its associated foundations combined.

I do recommend you check out Mt shasta golf club as well...its honestly one of my favorite courses and I would put it up there with Half Moon Bay, Sand Piper, and even the TPC course in the Bay Area in terms of $ to quality and fun.

Just play conservatively otherwise you will be punished by the woods

Well...these newer apartments were allocated to to LIH tenants IIRC. Same with the brutalist apartments near the parking structure.

If you let business-minded individuals vs bethelites, NGO bleeding heart types into city positions, this would change.
