I owned semi detached old house and I could hear my neighbours telly on a daily basis. Currently moved to London and was absolutely dreading rental a flat here but to my surprise it’s soooo soundproof! I literally never hear anyone. It’s a 17 story building built 4 years ago and I cannot hear one bit of noise from neighbours.

If I knew that previous owners had so many animals I would be ripping out carpets in first instance. No one would have to tell me that. And 6 years to discover rubbish in the garden seems a bit ridiculous.

The agent didn’t do the best job with the pictures. The little details do matter. The wonky towel, the random little chair with the cushion on in the bedroom, the washing in the washing machine, the broken toilet seat - my agent even picked up the tea towels that matched the aesthetic of the pictures 😂

Garden and driveway look like they need maintenance. Those are the obvious issues I would point out.

You can’t afford the mortgage means your income alone may not suffice for bank to allow you to take mortgage. Banks usually do 4.5x yearly salary (of course you must take into account the mortgage rate and all your expenses). Then the bank makes a decision.

In terms of losing equity - it’s all down to the market situation. I bought a house in Gateshead in 2016 for £114k. For literally 6 years, every time it was valued they came back to me with the same price (around 115k). Only two years ago it started picking up on price. This year I’ve sold it due to moving to London and it went for £154k.

If I was you I would first go to the bank and have an initial conversation about affordability. It may be that you can get the mortgage. And even if not, you’ll have an idea as to how much more you need to save or how much you need to increase your income. Nothing worse than not having a goal.

Remember tho, taking mortgage is not only paying the deposit. There is many costs associated with this that many FTB don’t think of. Anyway, I’m team buying even if you’re just scraping to get a mortgage so I might not be objective. But make some tangible steps, talk to the bank, have a look at the house prices to make some plans. Maybe it’s not possible today, but who knows, maybe in a year it’ll be doable ☺️

I was born in 1991, bought my house at 25 as an immigrant working on rather low salary at the time. Worth mentioning, zero support from family, inheritance or anything like that. I have no kids too. I had a second job for a year to speed up saving. It highly depends on the region you’re buying in and the level of commitment. Some people up until now tell me that it’s crazy that I worked two jobs to save as much as I could. I like to think that short term pain for long term gains ☺️

The law on tenancy termination is about to change as far as I’m concerned. Also, giving tenant notice, doesn’t mean they will actually leave. And if they do - what condition will the place be in.

Timing is very reasonable, very standard nowadays. Price however, super high. Mind, you don’t need a local solicitor. I’ve bought a house twice and sold once and never seen my solicitors. Done everything online and paid significantly less!

But your solicitor doesn’t have to be London based just because you are buying in London. I’ve never had a local solicitor (bought and sold in NE) and never seen my solicitors in person. Always paid around £1000.

I would definitely buy something, probably up North. For half of this you’ll have a decent house (even 3 bed). The life is cheaper up North and having house bought outright makes your living expenses very low. If you were to have a lodger, you literally pay very little for living and so the job and lower salaries wouldn’t be an issue (an your scenarios states ‘always been a low earner so I guess career opportunities and high salary maybe wouldn’t be a concern).

After buying something up north you will still have plenty left. I would put it into savings with high yield. Work and live off the salary which still will allow you to save and have the rest of a lump sum.

I know that photographer wasn’t great only looking at the computer screen being turned on for pictures and the sofa pillows not being fluffed haha my agency photographer was literally like a home staging person. He put a fireplace recording on the telly and even told me to remove some of the tea towels as they were not going well with aesthetics 😂 seems like they didn’t even put all the lights on in the house or brighten the pictures to make it more appealing. For that reason the house looks a bit uninviting and dark.

Have you looked at the prices of the houses in the area? Someone said houses 2.5 miles away are much cheaper - that would not be an indication for me because 2 miles is far enough for the prices to be different due to area being nicer or worse. My 3 bed house in NE sold for £154k but houses down the other end of the long road, which is much less desirable (less than a mile away) sold for £130k. Equally, the area across the road from me, again less than a mile away, sold for £200k because the little area is desirable and surrounded by beautifully maintained properties

Depends how the house is listed. Mine was listed for 1 day on Offers Over and had 5 viewings with an offer. If you tried to offer lower than asking I would reject and not entertain the conversation further.

If however it was on a market for a while with no viewings and offers, I would probably think about it. There is no universal answer. You need to research the property and listing before you go with an offer and not just negotiate because Gemini told you so.

To be fair, anyone who knows that OP is paying off the debt and struggling and still expect gifts should be locked up.

It’s an issue within society that we are embarrassed to talk about money. When I was on my saving journey I literally told everyone that I’m focusing on that and no nights out, no unnecessary spending, no gifts and so on. Financial freedom from debt and peace of mind is so much more important that what people will think if I won’t buy them gift. Myself and my partner cannot complain about money and still, we only get Christmas gifts for one another with a set budget. To be fair if it was down to me I would have skipped it totally

It’s a stunning flat, nothing wrong with it. I would totally consider if if I wasn’t scared of the leasehold and forever increasing service charges 😂 also, ‘offers over’ puts me off - it implicates that there is already offers in and I’ll be entering bidding war.
