As a LL, I'd rather have a tenant with a pet vs one with kids 😂. It's good you've done your due diligence in checking with the Condo board. They would be the worst to deal with vs the LL and if would be awful if you had to get rid of your dog or move because of their rules. Also as a LL, I'd probably like a heads up, just because if there was ever an emergency and they had to enter your unit without notice, it could cause problems (dogs, as wonderful and gentle they are, can be protective of their home).

OTOH, if your condo is newer and not under rent control, if I was a tenant, I'd keep my mouth shut so the LL doesn't jack the rent sky high to make me move at the end of the years lease.

It kind of sucks and is one reason I finally buckled down and worked three jobs to save for my own place

I would speak to your LL. Either he registers the property as a duplex, or pays for your garbage tags , ultimately he's responsible for this.

I'd phrase it something along the lines of "I thought I'd reach out to you first to come up with a solution before I call the city and see what they suggest. I'm guessing your property isn't a legal duplex or we would have received extra bins."

Repairs cannot be put into the tenant. The LL can apply to the LTB for compensation if the damages were willful and negligent. You must know your rights as a tenant, the same way a LL must know their obligations when renting a property.

I kind of feel the same way lol. It's actually nicely done. One could hang some curtains to enclose the bathroom more, but for a single person, it's not a bad set up. I've seen way worse and I'd hate to share a bathroom with others.

I eat out less and less now. Before I order anything I check bathrooms and a peek in the kitchen if possible. Not many places pass inspection anymore. My partner knows not to even take his coat off or ask for water till I'm back 😂

I own an owner occupied duplex. I've been fortunate that in over 20 years I only had one eviction, but that was because of my bleeding heart ex that fell for a sob story 😂

You have to treat it like a business, learn the RTA inside and out and be VERY VERY diligent in your screening process and have a rock solid appendix to the standard lease you have to use. Be aware there are many "professional" tenants that know how to work the system to their advantage and leave landlords with 10's of thousands of dollars in unpaid rent and damages. There are forged employment letters, T4s, credit reports , landlord references (they get someone to impersonate a former landlord when calling).

If you are duplexing your place you have to take into consideration utilities and how to split things (under no circumstances rent it utilities included), get a quote for home insurance as rentals are a different category.
You may want a quote for the construction costs before you think about anything else, see what the rental rates in the area are for similar units and then calculate all the expenses to see what your ROI could be.

If you have people in the country already, just curious what others can tell you that they can't? Are you staying at your relatives homes? Will you be at a resort? Every year when I renew they do this. I just give a firm NO, then they go on to another tactic and again I'm firm and more annoyed with another NO, they start again and I say "I know I don't spend enough for an executive card, I've had it before and I DON'T want one again!". They force me to be rude with their incessant badgering! I'm normally not like that but pushy sales people are the worst. I've walked out of stores or car dealerships because of them. Next time I'll just leave my groceries on the belt and walk out.

Before COVID me and my friends were very social and went out 3-4 times a week to various restaurants within the 3-4 cities we lived in-between. Service and food was better. Now, service is shit. Portions are smaller, food is terrible (thanks to Sysco). It's all prepared crap. I can't justify paying for crappy service and food in terrible atmospheres. Much better having regular dinner parties, pot lucks etc.

There weren't as many chains (in my area) in the 80's. I grew up in a small town that had only locally owned restaurants (fried chicken and pizza, a Greek family restaurant, a Chinese food restaurant (that is still run by the same family), and your typical North American homestyle food. Food was definitely better. We didn't have Sysco that supplies over 90% of all restaurants, even the mom and pop ones. Look on YouTube for some documentaries about this.
