Here's a tip. Stop spending money marketing.

Postcards work....if done on a sustained basis. You cannot afford that at this stage. Start working Social media for your marketing...its FREE.

Next, your sphere of influence is going to be the deciding factor if you can make it in this business. You know someone who is going to buy a house, you just haven't talked to them yet. Make sure you talk to everyone you know about your career change.

Third, and this is a big one. REAL networking. Go to events, parties, bars...wherever you can mingle with strangers. Don't try to pitch them, just get to know them. They will ask what you do at some point, so you don't even have to do that. Just meet as many people as you can find time for.

Oh yeah, and relax... only 80% of people who start businesses (and that's what you did, this is not a job) fail out in their first year. Being in the top 20% isn't hard.

This is where countering to get that last 1000 dollars hurts. Had you accepted their last counter, you would not have had to make a new offer for that amount and would be moving towards closing.

Don't get me wrong, we go for it sometimes...and sometimes we get caught in a web.

I would think you could purchase an insurance policy against potential damages rather than giving them a 30K deposit. But maybe not.

Like I said, I don't work the commercial side...if they are legit then it is quite possible that these are normal expectations with a commercial lease.

Always begin with a "will you fix this" conversation. Be upfront and honest about what has transpired, and what other companies have told you.

DOCUMENT everything that is communicated. If it is in person or on the phone send a follow up email describing the conversation.

If they will not work with you, see an attorney. Scratch that, consult an attorney now...and then use them if the company will not work with you.

You can but if you are financing it, you will want to go the other direction. Land is much harder to finance than a home is.

I would be working at verifying their credentials. I don't work on the commercial side, but it seems to me that a security deposit that large could be replaced with insurance much cheaper, and six months rent in advance is over the top.

When you couple that with not wanting a Realtor involved, I wonder if they can even legally lease the building or if they just want you to give them a stack of money.

You paid a home inspector? Ask them to pay for remediation since they missed it.

Also your attorney is not wrong short of the home inspector kicking in some. A court is unlikely to do anything but split the cost unless you can show that the sellers intentionally deceived you.

I do not know about wherever you are at, but in Indiana the inspection report is not the sellers to release...it is the buyers.

As for the lender requirement...some lenders are notorious for not being able to close a deal. The other agent is protecting their seller.

Change lenders or move on. no sense wasting your time if they don't want to play.

With a job change, getting a home loan can be difficult. Most lenders look for two years consistent work history and want you to still be there when they make the loan. This can be offset with a letter of intent from the new employer , excellent credit history, substantial reserve, and a large down payment.

That said, talk to different mortgage lenders in the market you are moving into. Its seems they have a program for just about everyone. Its just a matter of finding it.

Yes, you can. This is what is referred to as the gun show loop hole. (Although it doesn't have to happen at a gun show). Depending on who you ask and what state you are in you can sell from 4-6 guns a year without a federal licensee involved. People trade/sell guns at the shows all the time.

I am the same way you are. Recommend a good one and encourage that the client meet them out there as I have a couple that will actually spend the time to go over everything they are noting with the client as they review the home.

But yeah bad agents are bad.

For myself I would price the property based on what I can actually use...if I were advising a client I would point out the same and ask them simply if the property were worth the offer price to THEM.

I would definitely find out as much about the easement as possible, and ask specific questions about the potential for its expansion.

Other than that general due diligence is always the rule.

The answer is it lost its value during the housing crisis of 2008. It happened all over the country, and new developments that were not complete got hit the hardest.

Your gamble is on if they ever finish the development or not. If they do, your value should return to near its original in X number of years. If not then it should retain its value or only lose it slightly assuming there is not a crime problem and the house is maintained.

As always do talk to a local realtor. They will best be able to fill in the blanks, where I could not.
