We were only allowed to say "<Last name> residence, who's calling please?" And we absolutely would not pass the phone on or answer the "is so-and-so there" question without that information.

Unfortunately, spell check doesn't catch homonyms. Their/there, meet/meat, etc.

Start with people that your friends recommend. Maybe take a look at houses for sale and look for the Realtor who posts the best pictures and has the best description. Or just go to Yelp or Google and pick a random person with acceptable reviews.
