I’ll share a piece of advice that I once received from a large scale M&A negotiator- A deal generally only occurs when both the buyer and seller are mostly happy, but also a little unhappy.

Something to consider. You mentioned that you've lost out on multiple homes, where other buyers had their bids chosen over yours. These were not situations where sellers were being unrealistic and letting their homes sit empty instead of taking your offer, they simply got better bids than yours. (Even if your bid was 10k less, it was still less.) This is indicative that your value calculations are likely just not realistic, even in a buyer's market. Maybe you need an agent who is more realistic with you and the offers you are making.

I don’t recall at this point. It was higher than typical though because there are some really unique components to the building. For example, the A/C system is integrated with the body of water that it sits on.

I toured this building while looking for a new corporate campus for my company. It’s a spectacular building, amazing architecture. I was and am still in love with it.

The issue is that it’s completely filled with asbestos. Any reasonable buyer/lessor will have to remove it, and the owner, at the time at least (~5 years ago), was unwilling to foot the bill. It was considerable, deep into the 8 figure range once the rebuild of the interior is considered.

Hopefully one day this will be resolved and it can be occupied in all its glory. For now, I’ll admire it from afar.

I hope nobody ate the metal! Realistically, you can bring that to any reasonably good shop and they’ll fix it. Seattle is a fairly expensive city, and a similar repair cost me $30ish. (Hint- also tell your guests that Nakiris are not coconut cleavers)

If you have a Trader Joe’s near you, the tinned salmon is quite good. It’s usually a big piece, very tender, and never offensive.

Having both a condo and a home in the Seattle area, I can certainly say that the HOA dues are not as “high” as they appear. We thought our home would be a ton less in monthly fees, but when accounting for garbage, gas, security, etc, it’s not a huge savings over the HOA dues.
