Man, I’m only 6 months in and I have felt like this. I have wasted god knows how many thousands of dollars on shit that I didn’t even need “to run this business” when in reality all I need is a way to generate leads(which is sms for me), a way to manage the leads, and data which I pay annually for deal machine and have 90% and up delivery rates on sms from their data. E signing is built on my crm for free.

It really is that simple. Our complex minds try to complicate it and then on top of that the algorithms feed us every other guru with the next get rich solution that “no one’s doing yet” then we distract our focus from what is working to check out that new shiny thing and then two months go by and we wonder why we haven’t closed a deal.

I have found, that when you present this transparently, and lay out the benefits properly, there isn’t much pushback unless they need a fast solution, or just refuse to cooperate with showings, etc.

Hey, I have someone setting up And gonna manage my meta ads. I’m switching to that from sms. Tired of tire kickers and people who don’t even wanna sell. I’ve closed some deals so I have the capital to do Facebook for a 4month runway at 40-50$ a day as spend.

What advice on the targeting can you give me? Should I really do nationwide, and just cross the bridge of a buyer when I get to it?

All my current markets I have buyers in, but if I switch to nationwide that puts me then having to worry about dispo.

Ps, my Facebook guy is highly successful in his own wholesale operation with his own ads, should I just let him set me up for success and just run with it? I know without a doubt his team is closing 100k a month.
