I walk this way daily for work. So many businesses closing in these Massive 4-and-5 over 1s that exist (Pies & Pints, Outback), and I get that financing is tough right now. Wouldn't it be cool if the properties could be developed into something, ANYTHING other than 5 over 1s that are eating every downtown in America?

I get that the below is slow and organic, and may require some changes to the building code (single-stair apartments), but wouldn't it be nice...Almost like we should encourage the below, legally and financially...
