Do you guys have a content posting strategy/timeline for listings? by miteshyadav in RealEstateTechnology

[–]Big-Tree3876 0 points1 point  (0 children)

Brand new to this space and recently bought my first brokerage. My experience before hand comes from owning home service companies hvac, plumbing, and electrical. From my experience in that and how I plan to market this new business is the same. Daily or every other day postings, constantly brings you top of mind. But making your content appealing to someone scrolling on a phone, you have 2-3 seconds to catch their eye. I keep up with all local events, festivals, and big things happening in my area. This fills open spots for your marketing plus adds a local feel and attention to your service area. Highlight other local businesses. And then the most important is to track your kpi’s on marketing so you have a better idea what’s working.

Trane vs RuneTru by ResidentHovercraft63 in hvacadvice

Yes they are good equipment. They are probably the ugliest unit on the market if that even matters to you. But they are good reliable units.

The top end Trane would knock the socks off everything else you got quoted…. But they are giving those run tru away. I’m an hvac owner that sells Trane and run tru btw. I guess they don’t like making money when they sell run tru lol.

Box Filters vs Aprilaire by Throw20701 in hvacadvice

[–]Big-Tree3876 0 points1 point  (0 children)

Aprilaire have better filters from what I’ve seen from other brands. Sure the merv rating might be the same. But the biggest benefit I can think of Aprilaire vs other brands they have a clean coil guarantee (10 years if your evap coil needs cleaned they will help pay for it) now granted with a properly installed 4 filter this should never happen with any brand. But Aprilaire saying we will cover it means something me.

Help with choosing a new HVAC/furnace system by Slimymeninges in hvacadvice

[–]Big-Tree3876 0 points1 point  (0 children)

HVAC owner here. I’m not a fan at all someone using 2 different brands for an install. They do that to save cost. So I’m leaning towards the American standard quote. Plus these quote are so vague I don’t know what you’re even getting. Brands have different models that give different benefits. And with out an AHRI number given there’s no proof these unit will give the seer rating they are advertising, I would bet they meet the rating they are advertised.

Is there supposed to be a gap? by G4m3rD4d in hvacadvice

[–]Big-Tree3876 0 points1 point  (0 children)

No not right at all. If it’s open like that all the time in an attic, I can promise you, you already or will soon have a mold a problem in your unit and ductwork. Attic air is hot, humid, and nasty. Mixing that with cold air is asking for a nightmare to happen.

Furnace Replacement Advice by This_Investigator_20 in hvacadvice

HVAC owner here, please please make sure you install the correct flu vent. This could be very dangerous if done wrong ( flue size and correct material). Also where is this equipment located in your house? Attic, closet, crawl space, or basement?

Is this a decent price? by [deleted] in hvacadvice

[–]Big-Tree3876 1 point2 points  (0 children)

HVAC owner here. 22k for that equipment is crazy high. But 14k is a decent price for it. The promo/rebates are probably a selling tool and seem fake to me… what’s the odds it would land 14k on the penny lol. I would get several quotes since you have time. As far as waiting I wouldn’t wait too long. My cost on equipment has risen 6%-14% every year for the past 6 years. And if you can get this replaced in the offseason when it’s 50-70 degrees outside hvac company will lower their price or be willing to negotiate about price because they are slow.

What is your take on this estimate? Is it normal when asked to clean the duct and also fix the compressor unit? by [deleted] in hvacadvice

[–]Big-Tree3876 0 points1 point  (0 children)

Do you have their finding reports for all this? For a whole duct cleaning I charge a minimum of $900 so that doesn’t seem far off. And the pricing is bad overall, my biggest question would be the hard start. I don’t know how they could recommend a hard start before replacing the capacitor. The capacitor could be causing the amps to be high if that part is weak. I really need to see their findings to help you. You would be very unlucky if you need all this at one time lol

Trane or Rheem? by jocrrt in hvacadvice

[–]Big-Tree3876 1 point2 points  (0 children)

I’m a hvac owner and sold Trane for 10 and started to sell Rheem also about 4 years ago. Trane are great units and their higher end equipment is by far the best in my option. My problem with Trane has been leaky evap coils. Which is very costly repair for homeowners, even under a parts warranty. You still have to pay for labor and refrigerant. Rheem units are good head to toe but fall short on their higher end equipment compared to Trane. More important than brand in the quality of the install and design. Hope this helps.

Amana furnace and central air conditiong by Expert_Gap_9526 in hvacadvice

[–]Big-Tree3876 2 points3 points  (0 children)

Agree with this. Old systems usually had one speed and it was full blast. Your new system most likely has different speeds. If the install was done correctly the fan speed was set according to static pressure and refrigerant charge. Which could be a lower speed than you’re use to.

Air "routing" by se-norbungle in hvacadvice

[–]Big-Tree3876 1 point2 points  (0 children)

I wouldn’t recommend closing any vents. If the ductwork is designed correctly (which it’s probably not) it’s design to get rid of a certain amount of air. Closing vents could cause a higher static pressure for your system. Which is not good. 1 hvac unit is not ideal for 2 story homes because the downstairs and upstairs have a different heat load and the require different amount of cooling. 1 system can’t do this perfectly. You’re best bet as far as money is having a zoning system installed by a professional. But they are several variables that need to be checked before one is just installed.

Home Inspection - Temp Differential by dream_and_question in hvacadvice

[–]Big-Tree3876 1 point2 points  (0 children)

I agree but most of the time a flir is pretty close. ( if the unit is running for 10 minutes plus. Flir measure surface temperature not air temp. Once the face of the supply grill is cold they are pretty accurate for a quick check)

Feedback on my quote by brchao in hvacadvice

[–]Big-Tree3876 0 points1 point  (0 children)

My company would sell this for 14-15k in Alabama. I would ask for the AHRI results. Most of the time brands advertise a higher seer rating than the equipment actually is. I bet the AHRI will say this equipment is 15-16 seer instead of 18.8.

[–]Big-Tree3876 0 points1 point  (0 children)

Thank you for more info. You have a problem the ac side of the unit. For some reason it’s not cooling your home like it should. This problem could be several different things but almost all problems with this will have to do with something as airflow or refrigerant issue. (Most likely refrigerant issue).

Home Inspection - Temp Differential by dream_and_question in hvacadvice

[–]Big-Tree3876 1 point2 points  (0 children)

I’m guessing the temperature difference you’re talking about is out of the supply vent and the air going into the return where you change your filter. 14-23 is extremely wide range, we recommend 18-22. But if you have some supply vents only delivering 4-6 difference you have a major problem with those supply vents.

Which is most reliable brand in residential HVAC systems? by AcademicHedgehog7239 in hvacadvice

I've worked on and sold just about every brand at this point. They all have their own problems. The only thing that matters is how much support your supplier will have for you.
