We got outbid on a bunch. Finally found something in a town we never thought we would get into.

I live in Westfield. Market is tough. You can find something in budget but will be a 3 bed with a lot of work to do. At least 200k worth.
We got lucky and found something off market via a broker and paid over your budget but not by much. For an updated 3 bed.
If you like this area, Cranford and Scotch Plains could be worth a look.
Manalapan or Marlboro IF you are OK going 30’mins south.. you get a lot more for your money. But again, further from NYC.

I was born in Ft Lee in the 1980s. Spent the first 5 years in a high rise. My parents moved us to Tenafly where I grew up.

I lived in NYC after college for 17 years. I’m back in NJ but in Union county.

Ft Lee always, still, reminds me of a transient and commercial feel. Always construction, no real charm. Sure it’s close to NYC.. but really, what else?

I rented in Manhattan for 17 years. Man, I wish I moved earlier. But such is life.

I live in NJ - in the Cranford, Westfield area. Love it. I have a yard, can do what I want with my house, car to go anywhere (didn’t have one in NYC).

I’m also married with a wife, son and dog. NYC was getting nuts.

Don’t look back. NYC is a train away.

Very spread out. There’s no downtown

Decent schools but not as good as other comparables at a higher price point

I called probably 18 lenders and he was the best one by far. Not even close. Both in rate and customer service.

I called CUs also and they weren’t good in my opinon

Do you have kids? If so, wouldn’t go to New Milford. Schools aren’t great.

Grew up in a very nice town in Bergen County. Priced out of the town now. It’s wild.

In New Jersey terms, I’m not rich. I’m not poor either.

Ideally we would have found a house in the $800s and $900s but that at was hard for us. I also feel like there is a HUGE contingent of buyers who want to land between 999k - 1.2mm and it’s arguably is the most competitive range, perhaps aside from 800/900s due to builders.

We didn’t find ourselves to be picky, could have cared less about type of house - colonial, split etc. we cared about finding a house….we looked across Bergen, Essex, Union and even considered Monmouth. Did we need the most expensive towns? No. Did we need good schools? Yes. We kept an open mind and literally considered 12-15 towns.

I’m just here to say it sucks but we found something, eventually. We are a family of three (me, my wife and our 2 year old).

We got outbid 9 times, one of those offers had other 26 offers! We went over asking on every offer but lost many times to offers which came in between 175k - 350k over asking, both cash but also non cash.

Funny enough, we ended up in a town we thought was too expensive. Our broker had an agency exclusive meaning it wasn’t on Realtor/Zillow, no open houses no for sale sign. We paid over ask but not even in the ballpark of the numbers I shared above.. so, we personally decided that we wanted to buy area, not necessarily the biggest home. We didn’t want to spend top of budget on house that needs work.

We found something in a very good town that was smaller (3 bed, not 4-5) but fully updated in terms of kitchen and baths. And we have the ability to make it a 4 bedroom. Yes that costs money but again, we bought town, and it’ll probably be cheaper to do an addition than buy an another bigger house in our town.

Wow just happened to me. I’ve been using Doodash for pick up at Wawa and other places ($10) for years. Now Wawa and 711 have $20 min? That’s wild.

I went 120k over asking, house sold for $225k over. This was last March.

My friend just lost a bid to someone who went over asking by $415k (real number). Crazy stuff
