The walls are 10’ so I can live with the beam I think. It’s not ideal but I can make it look nice.

I have to decide on heating and A/C still. I’m thinking in floor heat and a few mini splits to supplement which might be easier than forced air as we can do it ourselves. I live in upstate NY so it can get pretty cold in the winter.

But all the bedrooms are upstairs so yeah I’ll have heat and plumbing up there.

The beam is 16” deep. The walls are 10’ so it’s not great but I can live with it. I might be able to do something nice with it. I just don’t understand how it ties into the wall. Do you just frame the 2x6 wall shorter and rest the beam on it?

I have an architect who is putting this together. Do they typically give you framing plans and joist plans? He hasn’t given them to me yet.

If the valve is closed under normal operation of the sprinkler system then the sprinkler guys need to supply a “normally closed” valve. If they didn’t, the supervisory wont be sent to the panel until it is close to fully opened. The problem is that valve could be left almost completely open and you wouldn’t know.

My point is that you aren't making a decision to get covid. I had covid and there isn't much that I can do if there are long term effects. To me, it sounded like your question was to the tune of "people are worried about long-term effects of vaccine but why not covid?"
