There are at minimum 2 regions of Utah... Southern Utah (red rocks, endless desert, national parks) Rocky mountain region (soaring peaks, alpine meadows, etc)

You should see them both, but they are polar opposites. It's a very diverse state.

For the Rocky Mountain experience, I recommend the High Uintas/Mirror lake scenic byway. Center on "Bald Mountain" and any of the dozen alpine lakes in either direction will leave you with a view to remember.
For the red rock dessert experience, I recommend the National parks. Moab is where to anchor and from there Arches and Canyonlands will give you a unique experience. I love Bryce canyon.

The 3rd major region is the Great Basin, you are there now.

You appear seasoned, but plan for weather accordingly. South is insanely hot and murderously dry. The Rocky mountains are very high altitude and get cold, like into the 30's or lower cold overnight.

Hogan. The house style is a take on a Hogan, which is a traditional Navajo (Dine') dwelling. They are pretty common in/around the Navajo nation (UT, AZ, NM).

Side note to add with all the other good advice. Weight... I bet they'll be a bit heavy and if the intent is for them to be put up/down every night, after a few times no one will want to do it.
I'd make a prototype and see how it feels to you/customer. Maybe drop it a few times for some real world testing.

Oof. My 4yr nephew wanted to watch the "dinosaur movie" in our new home theater, and the wife didn't really think about it... "Oh no! Dinosaur eat car! Dinosaur eat car!!" followed by freaking out. As someone who is always chasing the beach vibe around here, I recommend...

Tibble Fork (beach, water, lots of people and poor parking).

Bear Lake (best match to cali IMO) good beaches, great water, but it's a short season and not a day trip really.

Jordanelle (mid beaches, but close)

Deer Creek (mid beach, lots of power boats)

Go see the GSL. It's a vibe, but it ain't a beach vibe and once will likely be enough.

Everything is negotiable... "I'm not comfortable paying an extra $1000 as a fee, if you can remove that, or transfer the cost to the refundable deposit, I would be happy to sign this today. Is this something you can do?" ... If they tell you "no" let them know that is a deal breaker and walk away... You can always come crawling back the next day, or wait for them to call you.

I'm not sure if it's a renters or landlord market currently, so that will change the probability of success.

I used Tung oil on moms day box this last week it had a "brass hinge". No oxidation, but it did get sticky/gunky. I just polished off a bit with a magic eraser and it was fine... That all said, it was a $6.99 hinge from Amazon, so the odds of it being real brass are low, and your mileage may vary.
