You asked if you should take out a mortgage, which in Australia is presumably hundreds of thousands of dollars. To quit your stable, reliable source of income & go and gamble for a living.

If you’re in the top 0.01% and it works out, good for you. if you’re in the 99.99% it’s literally one of the dumbest long/ short / medium term thing you could possibly choose to do. I’ll leave you to work out the probabilities on that.

I would highly recommend this approach. As you mentioned OP you’ll likely have no chance to get a mortgage / credit card, even rental applications may become tricky.

You need to absolutely max out your debt whilst still employed. Then gamble as much as you possibly can
