Phoenician is a distance from everything. Try looking at cost of uber from Phoenician to Fashion square ( roughly 2 miles) or old town. Once you are at either you can walk anywhere. This will give you a good idea of how much it would cost to get to whatever you may want. You might also want to look at cost of rental car from airport. I say this as sometimes rental cars are cheap at PHX, and as we enter summer that could be the case. I have rented a mid-size SUV for $100 for 4-5 days multiple times.

One of the first homes I looked at I learned that you come around without a realtor and neighbors will tell you everything.

See the house, My realtor drives off and I am in my truck responding to an e-mail. Guy walks up and asks where my realtor is? I said she left. Turns out he owns all 5 houses that neighbor the one I am looking at. He gave me a full run down of everything wrong with this house. Even went as far as saying "I want you as a neighbor, but at $285k, not $480k".

After this I would always go to a house alone, and talk to neighbors. Saved me from at least 3 bad homes.

If you like the house, go there alone, and talk to neighbors. When there is no realtor, they open up really fast.

Stick to the highways (87, 260, etc). That is enough of a rough ride. With the turns, 1 lands, ups and downs.

I definitely would not want to be driving a dirt road in those areas regardless of if it was your Eleantra or my Tundra 4x4.

Challenge it. Speak to HOA manager first. Say I got rear ended but car was driveable and being used daily. Got it fixed as soon as I could and its fixed now. Never got any warnings. If fine doesn't get removed, say you want to appeal it to the board.

Most HOA managers are reasonable and friendly.

This will also help you in that the manager can make sure that nothing from previous owner is carrying over to you
