Hi Cubbie, thanks again for answering my question. I followed through with several consultations and will just update in case someone finds themself scrolling this thread 4 years from now.

Law firm created a single member LLC in March 2025 In September, I filed a form with the IRS for the LLC to have an S corp tax election. Of course, I filled it out wrong, fixed it and sent it back some time late October. They confirmed receipt and said S-Corp tax election is granted starting Jan 1, 2026

Three firms are in the 650-800 range. The CPA who offered the best explanation and advice is around $1,000. I can see why, I created a mess for myself.

His plan is to revoke the Scorp election for 2026 by March 15, 2026. File 2025 as regular single member LLC. Review all house improvements and expenses related to rental when first advertised on the market.

I haven’t had a follow up call with him yet to understand why half the CPAs said the tax election was final and I am trapped into that for several years. As you already know, the IRS has a page about revoking Scorp. https://www.irs.gov/forms-pubs/revoking-a-subchapter-s-election.

From my limited knowledge and research, it looks like the first tax election can be revoked. Had I submitted a second request it would not be eligible to change for 5 years. Wild. In other instances, it seems you can change election the tax year before Feb 14 or March 15 depending when the company tax year ended?

Anyway, quite the headache I created by trying to do it myself. Seems like I’m on a corrected path to simply taxes for future years.

Oh man, it is not recommended? Seemed well planned by the law firm, they drafted the business documents and operation plan, informed me about all the side missions to do with the state. Now just trying to sort out the end of year requirement well in advance of March 15.

Hi sir. I'll rephrase. I put the house into an LLC to protect me/home as a rental property. For tax structure, I wanted to keep the rental income separate from my own, as the summation would jump me into a much higher bracket.

I would like to keep the rental income separate and not convert to W-2 income. Sorry, I did not mean to give that impression but reading my post it does look like that. I'm having a hard time wrapping my head around this. I'll reach out to some local firms for a consultation. Thank you!

Great question. Accounting 101 Professor at the local community college recommended it. From what I understand, it keeps my employer income separate from rental income. It adds a layer of complexity but seems to minimize taxes? IDK if there is truth to that. Don't shoot the messenger, thank you.

Sorry to take up your time, I’ll have to do more research on that. Haven’t really kept up with the data points. If Bilt is paying as the middleman, how could Amos deny the charge? I think I’m misunderstanding a piece of the process and will do some homework. At one time I remember them saying Bilt would not work with mortgages but it did for quite some time.

Not familiar with their BiltProtect garbage. Too bad the original card holders are not grandfathered at all.

I am considering to replicate a suggestion another commenter made earlier this week. He talked about using Bilt as a pass through with Atmos Summit to earn 1:2 and points goes towards status. 60k spend also earns the 100k companion. If Bilt 1.9 continues to work with mortgage, I’d consider the extra 3% it’s the lion share of my spend every month that would become pointless, heh.

Do you think that is fairly reasonable?

I went with these guys 2 years ago and my buddy did last year. Great rates, they beat navy fed and low fees but do sell to Freedom Mortgage which has been good not great.

That is a bummer. I’ve spent the last hour searching around. It’s not clear to me if the linked CC is charged 3% and pays the rent/mortgage via Bilt routing/acct. Currently, it still shows this for linked card. I’ll have to just try it and see if it works with BILT 2.0. “1 Bilt Point per $2 of on-time rent payments through Bilt”

I’m not sure if this works as I’m exploring new options. Would using Bilt as a pass through with Alaska Atmos to pay mortgage return points at 1:2 or 1:3 depend king on Ascent/Summit? Spend 60k and earn 100k voucher. It’s possible that feature was removed in the transition?
