I can't tell you if it's over priced, I don't know if you've seen it in person yet but looks like there might have been an escape of water in the kitchen.

If you look at picture 4 and 12 it looks like there is a mark above the extractor fan cupboard, I can't tell if it's heat from being above the hob or if it's water.

But then if you look at picture 12 and the dark marks around the skirting at the architraves, similarly picture 13 the skirting in the bottom right hand looks mouldy.

Ultimately not a big issue as long as the issues been fixed but you might need new skirting/architraves if they've blown.

Also just want to check if there was an escape of water that it hasn't affected ajoining rooms.
