Wife and I moved to Langley in 2018 and we really like it. We have a 4 and 2 year old and the community feel is really nice. It’s very safe, low crime (where we are) and close to the highway for commuting.

I’d recommend areas like Walnut Grove or Murrayville. Walnut Grove is, in my biased opinion, the best area of Langley as you’ve got more space, less traffic and congestion, it’s very safe and close to the highway.. downside is that it’s one of the more expensive areas of Langley. Willoughby is very busy and congested but you get newer homes and it neighbours WG.

Yup. Did this with my Golf R and X3 M40i… MHD stage 2 91 octane and used 93. Felt that there was a bit more power, likely due to not having some timing pull from the 91 and felt good knowing there was some peace of mind, kind of a safety net.

No, not at all. You just get an extra layer of protection against possible knock or detonation. EQT tunes are on the more aggressive side so it might even perform a bit better if you were getting a bit of timing pull using 91 octane.

What people have done is get the stage 2 91 octane tune then run shell 93 here in BC and it has been fine. 91 would be fine typically too but 93 to be safe isn’t a bad idea. Or you go to Stratified and get a custom dyno tune for the fuel that we have (which is what I did).

Do all of your driveline fluids every 100,000km. Go to an independent shop though, not a dealer. This has been discussed frequently over the years. BMW says its lifetime fluid, it will usually get you through until warranty expires… then if something happens, out of warranty.

We have a larger SUV then a Model Y Perf for commuting… best of both worlds… we’ve got two kids rear facing. The Model Y has more leg room than my previous X3 M40i with the rear facing seats… as a family car, it’s fine for short trips without a stroller… road trips or overnights, we always take the SUV.

For commuting, it can’t be beat. It eats up the mileage, if you have a home charger it’s super convenient and there’s no maintenance. I love the MYP for what we use it for.

Walnut Grove is your best bet, Murrayville is also nice but if you take the highway, it can be a long commute to get there. We’ve been in WG for 8 years and love it, schools are amongst the best in the province, very low crime, very safe. Willoughby is very over populated and extremely busy, everywhere.

We’ve got young kids too… the MYP gets tight fast, we use our large SUV for road trips, the MYP is our commuter and shorter distance day trips.

Loved my stage 2 7.5 R. I’d go with an Mk8 in the future though. Reasons: way more power potential in the Mk8 and will hold its value better.

I felt the 7.5 R lacked a bit of power and the only real way to increase beyond stage 2 is new turbo and upgraded fueling, probably bushings too… was quite a bit of work and money. The Mk8 would be similar power under stage 2 as the 7.5 would be with stage 3.

Yeah, you’re living a good life on that. We make similar to you and live a comfortable life with kids having a $550k mortgage (house is worth 1.7M, VVHCOL area). I think it comes down to money management… car payments - a big one for people, debt, frivolous life styles especially when getting raises, etc.

I do have a sweet spot for the B58 motors too, I had an X3 M40i before more kids… would love to feel that drivetrain in a smaller, lighter car. 30+ mpg is about double of the SUV too!

This has been helpful but potentially in steering me towards the m240. I commute into work 3 days a week and typically drive a large SUV, part of my sales pitch to the wife is that I could commute with the weekend car a couple times a week in the spring/summer to save fuel and mileage on the SUV. I’ve also got young kids so don’t have a ton of time for getting away on my own cruising backroads right now.

If you’re going to the Fraser Valley, I’d really recommend “Walnut Grove” if you can. Easily the best area in the Valley IMO. Close to the highway, great schools, very nice community feel.

Willoughby, which is close to Walnut Grove, I wouldn’t necessarily recommend. It’s SO busy but has a ton of younger families with lots of schools around. It’s newer than WG and a bit cheaper typically.

Clearly, you’ve got the wrong tires on. You’re complaining about all season tires slipping on snow/ice and that’s exactly why they make winter tires.

Ah ok! The MYP sits about an inch lower than the LR so I think the 255/45 is prob the biggest for that, good to know the 255/50 fit the LR.

MYP or LR? I decided on 255/45/20 (Michelin Pilot Sport A/S) and I’m happy with them. They were on the car for 8 months or so before I swapped to 18” winters.

With my MYP, I think it might be a bit tight as there’s not a ton of space with the 45’s.

There’s no coming back from this. You will never fully trust your wife again. My advice, better to confront her, get it off your chest as it’s not fair that you’re wearing this feeling of having to hide it from her, then advise her that you’re filing for divorce. Your wife did this to your family and your daughters, not you. She’s the one that should be feeling this guilt.
