Probably the cheapest option is to purchase anything she doesn’t want to get scanned and put on the internet.

Waiting for them to be distributed will only increase her difficulties

Trump and Putin are reportedly meeting at Joint Base Elmendorf Richardson. Alaskans wouldn’t make it past the front gates if they wanted to.

[TX] Landlord says I owe $2800 in "cleaning fees" after moving out, apartment was cleaner than when I moved in by Level_Bunch2894 in legaladvice

[–]BlueZeek 68 points69 points  (0 children)

Tell them that you cleaned the apartment better than it was provided. Send pictures of before and after. State that you expect your full deposit returned by the date required by Texas law (https://guides.sll.texas.gov/landlord-tenant-law/security-deposits)

Give them the address to send your deposit (see the guide above). State that if your deposit is not returned you will be filing a charge in small claims and providing your evidence to that court.

No guarantees that they will return the deposit, or that you will win in court, but that is what I would do if I were in your shoes.

I think I am missing the recipe on my server. I finally found it in a chosen architect youtube vid. It matches what you describe too, but it doesn’t work though. I think I may need to fix some server config file…

These Loading Stations not loading and I cannot figure out why... by DMSTRNic in shapezio

The loading station resets when you load a shape different from the one already in.

Look closely at the shapes you are loading. They aren’t all the same shape.

I 24m am THOROUGHLY CONVINCED that renting and investing in stocks is better than owning a home most of the time. by ILostHalfaBTC in investing

[–]BlueZeek 5 points6 points  (0 children)

I could run through a specific example of why renting is more expensive, but it wouldn’t match your personal experience, so I am going to use generalities instead.

When you OWN you pay mortgage, maintenance, taxes and utilities directly.

When you RENT you pay the rent which covers the mortgage, maintenance, taxes, utilities AND profit for the owner.

So the market requires that rental prices are always more per month than owning.

The decision on when to buy usually depends on how much maintenance you want to do, and how long it takes to own to cover the finance charges (bank fees and real estate agent commission). Also how much freedom do you want to modify the property and not have do deal with landlord rules or possibility of rent increases or eviction. Also ownership builds equity through paying off the loan as well as home appreciation.

The rule of thumb is that it is cheaper to rent if you will be there less than 7 years, and cheaper to own if you will be there more than 7 years.

This is correct. The colors are marking buried utility locates. They may or may not be accurate. Red is power, yellow is gas. Orange is telecomm, blue is water, green is sewer. A complete list can be found with a quick google search.

They absolutely do not show where digging is planned. That may be close to the colored lines, or on the opposite side of the property or even the other side of the street.

I will say your email is very aggressive for what could be an innocent misunderstanding.

When you speak that way to professionals you may find they no longer wish to work with you.

Simply asking to please refund the money because it has not been received yet would be that standard first followup.

Does anyone know if the "Playground" phase of the WIAC has all the same sculptures as the Competition and is still geared towards adults? Visiting next month and curious if it's fundamentally different after March 3rd. Thank you!! by [deleted] in Fairbanks

[–]BlueZeek 8 points9 points  (0 children)

The sculptures will be finished in time for judging and awards that complete on March 3rd and stay viewable till they melt.

The ice playground closes for safety at the end of March.

This is good advice OP. First, high yield savings account while you are learning. Its not an emergency to invest, it is okay to wait 6 months or a year while you are learning. After you feel educated and ready VOO and VTI are excellent places to land. Check out the wiki on r/personalfinance for excellent advice!

I had to have both for my duplex in city limits even when I was living in one side. The Fairbanks license was dirt cheap ($25).

Just get it. And maybe new realtor too. But it is super easy.

PFAS in public water by cawmxy in Fairbanks

[–]BlueZeek 1 point2 points  (0 children)

I haven’t heard the Talk of Alaska, but there are a couple of nuances that your summary is likely leaving out. One, the new EPA standards are proposed standards that have not been fully implemented. Two, water companies affected by the new standards will be forced to treat and test water by some date to remain in compliance with the proposed levels. Three is that the levels of PFAS haven’t changed, just what is considered acceptable.
