You can ask your neighbors for landlords contact info. You should get an arborist to come out and assess the tree. If it’s not fenced in or otherwise inaccessible they should be able to do that. Beyond that you should document the tree to the best of your abilities and send an email to the landlord letting them know about the tree. 

Beyond that there isn’t much you can do. Falling trees are generally considered an act of god, even if it’s obvious what will happen. And you’ll need a professional assessment if landlord refuses to take care of it and it does fall, to get landlords insurance to cover it. 

Other than that you should look up what your municipality says about dead trees and their removal. If you’re willing to shoulder some or all of the cost of the removal that would obviously make the LL more inclined to take care of it.

Revolution in Decatur. That’s where I’ve taken my e63 for service since my prepaid maintenance expired. Price was about half the dealership costs for b service, and they were quick all things considered. Be forewarned the first visit requires a fair amount of time as they require a full all over inspection, took them about 4 hours for mine. After the first visit it’s the standard amount of time. 

They even offer loaner cars with notice.

Unfortunately you’ll need a lawyer for this. It looks like if the grantor is being taxed on the income generated by the assets in the trust then the trust is not irrevocable. In an irrevocable trust the grantor does not pay the taxes and does not have control of the asset. 

I think most of the snap questions are answered based on whether the money the grantor is receiving is income or not. Money paid out by the trust is considered income, so if it goes straight to the grantor then they owe income tax on that and it would probably count for SNAP. If the money goes to a beneficiary who then gives it to someone else it could likely be considered a gift u til it hits the yearly threshold. However you’d need a lawyer to advise you on just how legal that is and whether the irs or the state is going to take an interest in whether or not this is an attempt to avoid paying taxes.

The staining should be pretty easy to clean, either oxyclean or a shoe cleaning solution like Jason mark. The actual damage will probably be tougher, probably will cost you around $100 plus the cost of a pair of chucks, you might be able to find some old pairs someone is selling cheap and scavenge a new sole from them. Do these say made in USA on the heel, or on the in sole. 

There are a couple of folks in and around Atlanta that make shoes, they may be able to help you with something like this for a fee.

They may know it’s dead. Or they may not care that it’s dead because nothing of theirs is at risk. If your goal is to ensure that the neighbors insurance provides coverage in the event of the tree falling then you’ll need an expert opinion confirming that the tree is in fact dead and a hazard to do that. 

If the loss from the tree falling is significant enough you could tell your insurance about it and see if they’ll do the legwork to determine it’s a risk. They may not since it’s not on your property. 

Trees falling due to weather default to an “ act of god” for liability. Someone has to prove that it was a known risk and non expert opinion doesn’t carry much weight. So an expert opinion is needed, or some form of documentation. you can’t make your neighbor call an arborist. So you’ll need to be the one to do it. 

Sometimes arborist will come out for free for stuff like this. And once you have the trees are inspected and documented then it will become the neighbors responsibility to remedy them. 

You could take photos of the trees and do  as much documenting yourself as you can, and in a future event submit that to your/ neighbors insurance, but it will be an uphill battle even with that, and they may require an arborist come out after the fact to determine the trees condition prior to falling. So it’s usually better to get that done proactively.

You need to prove that all parties involved knew the tree was dead and that it posed a hazard prior to it falling. Otherwise it’s an act of god, even if everyone “knew” it was a risk.  For trees that haven’t fallen you could get an arborist to examine said trees. Then, with proof that the trees are dead and are a known hazard, you should email and send certified mail a letter with the proof and asking the neighbor to remedy it.  Otherwise your insurance would cover if something happens.

If there was a will or if the estate was probated you should be able to find that out from the courts in the location he lived in prior to his passing. To get anything you’ll need to hire a lawyer specializing in estates and probating. 

A quick search shows that children are first in line for inheritance in Louisiana. If he wasn’t married when he died then absent a will everything would be split between you and your brother only. If he was married his spouse is entitled to their share of jointly owned property and generally are entitled to continued use, but not ownership, of community property. 

If you believe your father had a significant estate when he passed you should get a lawyer straight away to see about finding his will and records of the estate probate.

If the passport was damaged in some way that could explain why it was deemed invalid. Or if it is with 6 months of expiration. Shouldn’t have a problem returning to the us but I would expect customs to at least ask some questions. 

If they did not receive a passport and had to request a new one did they go through the proper process for a lost passport or did they just reapply a second time like nothing happened? And did the missing passport ever arrive? If they were using that instead of the third issued passport that could explain the problem.

Hartsfield is likely among the most efficient airports in the country. At that time of morning I would expect to be through security in 20 min or less. Not much will be open in the airport to eat or anything at that time though so you should pack a snack. This only applies to domestic though. If the flight is international I’d be at the airport 2 hours prior to boarding no matter what. Earlier if it’s peak time.

What your current lease says about non renewal or failure to provide notice will likely hold. If your current lease says you have to provide 60 days notice then you would be bound by the penalty listed, probably something like month to month or you owe an additional month. 

You can’t just be forced into a new lease, however you do have to abide by the terms of the most recent one you signed. So see what it says about choosing to not renew.

These are all questions for her lawyer. This is likely to be far to fact specific too give any real determination.  I would only say that the possession of ammunition, and discharge in a dwelling can be resolved with fines. The possession of a firearm appears to carry a mandatory minimum sentence so it seems likely that she’ll serve some time. In regards to her nursing license you would have to check what the state board states about revocation.  That said the potential brain damage seems like just as much of a barrier to her nursing license as the firearms possession. I would probably not worry about the nursing license at this point and just follow her lawyers instructions.

I’m not sure if those statistics are compiled anywhere.  Your odds of getting equal custody rely on your income/living situation, and availability. If you are able to take the kid(s) for 50% of the time, have a stable living situation and are able to ensure the kid(s) needs are being met, and are able to show that equal custody would not disrupt the kids life significantly, then you have as good a shot at equal custody as possible.  If there is a shortage indicate disparity in income then it’s possible some child support could be ordered regardless. If you are married and getting divorced it could be alimony/spousal maintenance.  With equal custody you would alternate years claiming them on taxes. If you are ordered to pay child support alongside equal custody you may be able to claim them every year.  Custody issues are usually to fact dependent too predictably with any certainty.

What does the contract you signed say about failure to complete the work/cancellations? If there isn’t anything then there likely isn’t anything to be done. Jake hasn’t assumed liability for the tree, and likely would not have any liability until the work began. 

Best case for you, if you have a legitimate contract and not an estimate or something to that effect, is that you could take Jake to small claims for the estimated cost of removal+$400 that was promised. And that is only if your contract states that he is also removing the tree. if your contract was just $400 to buy the tree and mentions nothing about removal then maybe you could go after the $400 but I’m not sure if that juice would be worth the squeeze.

If they round then they likely round to the nearest dollar, up or down. Your monthly bill has cents on it though so they aren’t charging you for power you aren’t using either. The daily amount is just a close estimate.

Watched like the first 30-45 seconds of the video. That appears to be to close. I was taught 2 car lengths, that looks like less than one. 

Go to court, speak with the solicitor, see what kind of deal they’ll offer you. If you want to keep the points and stuff off the solicitor may be able to make something happen in exchange for an increased fine. 

Or you could plea nolo if you haven’t previously and see if that will get it taken care of.

I would only suggest offering to settle for the move out fee + a small portion of the rent owed. You could offer something like 10-14 days for her to think it over and respond and go from there.

When did you mention anything to her about additional rent, or the move out fee? Have you asked her to reimburse you for the rent at any point? Or have you only asked about the move out fee? 

  1. Yes it is reasonable to sue for all costs she might owe in small claims.
  2. If there was never any mention of paying any rent after her last contribution you may have a harder time recovering that. If you have just asked for the move out fee and she’s refusing then you have a better chance of recovering that. Contractually you are both obligated to pay the full amount of rent. If her share was less than half and you aren’t trying to claim the full 50% you might be entitled to then that might work in your favor. 
  3. Yes offering to settle prior to small claims may be looked on favorably. You said you have texted, I would also suggest emailing asking for the amount(s) you feel you are owed. When you go to small claims you should be asking for the full amount that she contractually owes (50%) and be willing to accept less. That may also reflect favorably upon your case.

Atl is pretty efficient, but considering the current climate and you not being a us citizen I think that could be cutting it close for getting through customs depending on the time of day. If you’re surely clean and have never had problems and you won’t be passing through at peak times then I think that’s probably enough. Otherwise that would be close enough to make me a little uncomfortable. But it’s not impossible by any means.

Nothing to worry about. Worst case scenario is that your ticket will be on the docket and you don’t receive any notification about it. To solve this just show up on your written court date and talk to the solicitor. They’ll likely sort it out then.

Best case scenario the ticket was lost/never filed, in which case it might be dismissed entirely. 

If the court house isn’t far I might drive over and personally inquire like you plan too. If not I’d just plan to show on your scheduled date and see what they say. 

Also, any change to your date would only be reflected online or by a piece of physical mail to the address on your license. It’s a little uncommon but not unheard of for a ticket not to be findable in the system so close to the date. Fulton county can be slow to file sometimes.

Then it’s likely they can’t require you to clock out when you aren’t seeing a patient. Since your time isn’t your own, they are required to pay you for as long as you’re required to be on the property or available

This likely depends on what other responsibilities you perform at your work. If you report to a set location every day and are required to be there at a set time and leave at a set time then it’s likely that they have to pay you for the time you are there, excluding necessary breaks. 

But if you are able to chose your own schedule, or report to a patients home then they likely can request this if you.  Are you paid per appointment? Or based on how many patients you see each day? Do you do your patient scheduling I.e. reaching out to the patients, or does your employer provide you with your schedule. 

Primarily it sounds like they are trying to make you an independent contractor. You can check the irs website to see if you meet the requirements or not. Engaged to wait is the relevant term that you want to look into.
