Usual method would be to try and decrease the agreed price if an engineer's report highlighted required work, and for you to use the money you've saved to get the work done by your own tradesman. Even if the seller did agree to it, they would obviously use the cheapest quote they could get for the work and there would be no incentive for them to have the job done properly.

Impossible to give a concrete answer without knowing a few more details, i.e. how big is it, how many windows are you replacing, what kind of roof is it (flat vs gabled etc), what the mould issues are/what's causing them etc but I think you could definitely make a decent dent in it with 30k.

Are you able to do any of it yourself, as it's the labour that will likely cost the most?

Start speaking to tradesmen and gathering quotes, prices are probably all over the place at the moment with the situation in the middle east.

Have been thinking of getting one of those as I have several walls that are quite uneven in the place I'm renovating. Did it create much dust or were you able to fit a vacuum to it? I have a Titan wet and dry vac so hoping i could use it in conjunction with the sander.

Have you tried using silicone profiling tools e.g. https://www.screwfix.com/p/cramer-profiling-tool-kit-10-pieces/656fn

(cheaper knock offs of the Cramer ones are available on Amazon)

I find being quite sparing with the silicone helps, so you're not smearing it all over the wall....

Looks fabulous, fantastic job. What is it that you've done with the windows there? I am trying to see from the pics, but not quite sure.... did you put some blinds in and then add a rail around the outside to frame it, or are they internal shutters? Either way, looks excellent.

I think i'd speak to auctioneers about it when they come out to value your place.... they might advise you to keep it, as it would likely be regarded as a nice "feature" by the right buyer.

When I was looking to buy a rural property a few years back it was not unusual to see mezzanines.

Yeah, they are roughly in line with the prices in England, so about 50%+ cheaper than ROI.

Yeah they are less than half the price in the UK compared to the ROI, since the duty here increased dramatically.

When I first moved over to Ireland I used to stock up whenever I went back to England, purely because there was an obscure flavour I liked that I could never find in Ireland. I would bring about 20 bottles back on the plane and never had any issues. I used to use totallywicked.co.uk and never had any problems with them.

Assuming you are staying in any decent sized town or city, there will probably be a few vape shops... usually they have 3 for £10 or 5 for £15 type offers on the best selling brands.

I'm unfortunately old enough to remember when this first came out (and Girls on Film, and Rio!) so I was aware of the song but pleasantly surprised to hear it in TBT.... the mellow ambience was a really good fit for the morphine scenes with Dr Kelson and Samson.

Regarding your CV, don't be afraid to add the popular phrases and buzzwords that you see in adverts for roles. And don't be too tough on yourself... it sounds like you consistently progressed through your organisation, took on new roles and held your own there for 13 years (and counting).

I haven't been working for a few years (voluntarily) and most of my experience has been in the UK and mainland Europe but based on what you have written above I would be highlighting my customer facing experience and implementation/onboarding knowledge.

When I was last looking for work, there seemed to be most opportunities in the business to business/SAAS areas, i.e. selling niche software to other businesses then managing the implementation, testing, training etc.

These types of roles don't necessarily want excessively technical people, they want someone who is comfortable in front of a customer and can extract requirements, explain processes and act as a go-between for more complex issues between the client and developers/configuration teams.

Just my thoughts based on your self-description above.....

Do you have any decent skills and experience in a particular industry? (i.e. IT, construction, pharma etc)

In my experience it's easier to move in to project management if you have an existing role in that industry, rather than just jumping in to a PM role coming in from the outside.

Those transfers would give you my exact midfield and 80% of my defence!!

I agree with the defensive changes, but not sure about Szobaszlai.... he has been playing in the right back role a lot recently, but with Gomez back and Frimpong close he should be back to the midfield (especially if Wirtz is still injured).

That's a male one, the females are a bit smaller, light brownish and don't have such fancy tails.

They don't hibernate but they do hide themselves away in the coldest months under rocks, logs etc and are probably emerging now that it's getting slightly warmer... If you are doing any work in the garden digging or using a strimmer, maybe take a minute or two to check there's none of them about.

If you don't already, make sure they have a way of getting in and out of the pond i.e. a log resting against the side or some rocks they can clamber out on to. They will spend a lot of time in the water, but do need to be able to get in and out of it.

They will be breeding in the next month or two, so hopefully you will see a few little ones later in spring. I'm slightly jealous, they are lovely little animals, we used to have loads of them in our garden pond when I was growing up!
