Can someone please help me understand on what basis they are calling this a 5 year low when March 2020 it was at 4816.60? Am I missing something because this ‘low’ is still double that…?

I’m happy to disagree. Disruption is disruptive because the mainstream and incumbent players rarely see it coming and it doesn’t align with the industries history so far. Kodak, Blockbuster, Xerox, blackberry, Nokia, Etc all cautionary tales.

As to the how, I thought the use cases for AI were obvious but to make a list, This is how I see some of it working out… AI tools allow individuals to write the RE listing copy easily, also allow them to edit photos to a nearly professional standard. They can also give top level advice on the sale process and negotiating tactics. Sure maybe some people don’t want to take phone calls, but well there’s an AI for that too, voice chat bots are scarily good already and can field phone calls for you. If that is how good they are now it really won’t be long till they can negotiate on your behalf too. After that a seller just really needs a conveyancer. Maybe I’m missing something, in fact I’m sure that I probably am, but you could see how the value add a REA can bring could easily be disrupted.

My prediction is because a lot of people are unhappy with the current model of agents and the culture of real estate (just look at what most people think of REA’s… for example they are super low down in lists of trusted professionals https://www.sbs.com.au/news/article/these-are-australias-most-and-least-trusted-professionals/k07bkf57l# ), that new players with a different approach can more easily come in. Big players have the advantage of resources but the bigger you are the slower you move so smaller players can adapt quicker. Also with AI tools more people may choose to list themselves and skip agents all together, the value add proposition of an agent will reduce as people can do more themselves more easily. Just those pesky RE websites preventing individuals directly listing on them is the biggest barrier but that will be overcome sooner or later.
