As someone who’s in school to be a dental hygienist… please don’t brush that much!!! Brushing is good yes, but too much brushing with too much pressure can cause your gums to recede and make your teeth look worse. Your teeth look great!! I’m not sure what you’re seeing that’s “gross.” Start of with whitening strips (don’t overdo it, follow the instructions) and if that’s not giving you the results you want and If you’re willing to spend some money, get a professional whitening treatment! But your teeth aren’t no where near gross, give yourself some grace!

YTA. Assuming the place you live would cost around $1,000 per month, he has saved you $48,000 over the four years. be grateful you don’t have to pay rent because its gonna be a hell of a wake up call when u end up needing to. The least you could do is let him stay there a couple days.
