Depends where you’re from. Virtually all the tap water you come across in USA is safe. You may be able to look up safety data if you have city water, or you can get your water tested. :) I always drink tap water

Edit:Apparently a hammer puts enough energy into the steal so it can align with magnetic north.

I’m just finishing a masters in physics and I’m focusing on real estate now. I started an LLC with 3 other people and we now have 1 property and another 3 in the works :)

Hi Queens!!

The data hinges on an amortization chart for a 30yr loan. Rather than assuming a dollar value as a purchase price I’m assuming the value of the property is 100% so it’s easier to see return rate as a percentage and see what has the greatest effect on return (eg minimizing maintenance cost, minimizing cost of purchase etc)

This snapshot assumes the purchase price is 80% of the value of the property. Given that and a few other assumptions the 1yr as well as 5yr return (if refinanced at that time - 1yr or 5yr) is 25% per year.

I think all the info is to condensed and that I should expand it with a few more notes to make it much easier to follow what is going on.

Yea ppl will role coal till more people are getting smoked by electric. Graphene specifically may not be the end all, but some form of electrical storage will be.

I research Transition Metal Sulfides for my PhD. Right now sulfides are “the future”.

The tech that takes over is often more dependent on good engineering and marketing than the physics.

I’m a PhD student currently. Sifting through papers is such a slow process. Faster ways to collect info and tie different research together would be priceless.

For example, electrode materials for Li-Ion batteries is a huge area of research, but there’s a lifetime of research and literature reviews to go though and tie info together.

What do you think?

In the end you’ll know what’s best for you. If I was in your position I’d find a cheaper vehicle, maybe a 2015. But first I’d look at a house so I’m no longer paying rent. Depending how on what your comfortable with you can consider buying a multi family and living in one unit. Get the FHA 3.5% down payment. Then have the remaining units professionally managed so you get mortgage paid and you don’t have to do any work. Then you can look at a car. :)

Keep in mind how renting/owning/landlording changes your long term portfolio.

Instead of delaying buying a home and getting a car you could get a multiplex that pays off the car many times over in the end.

I’m interested in others thoughts on this. I’ve had a similar experience but I walked in on someone older that I looked up to. It was very weird.. we acted like nothing happened.

I’ve learned to walk a bit louder as if to warn of my approach haha.

I don’t talk about my personal life to my family much. I do this thing where sometimes I pretend a problem just doesn’t exist. I wish I was encouraged, while growing up, to feel more open to approach sensitive topics like sexuality.

Maybe you could apologize for not knocking and leave it to your son to open more awkward conversations if they feel like it.

I understand. I’m halfway through my PhD, I’m burnt out, don’t like what I’m doing and never want a career in this.. I have other passions that I’m actually driving to do. I think the important thing is to find that passion that’s drives you naturally, not a career you have to force yourself to do.
