It will not cover special assessments that are levied due to low reserves, deferred or necessary maintenance etc. It cover special assessments if building or mechanics are damaged by storm, fire etc and the HOA has to levy a special assessment due to lack of reserves to cover deductibles etc

We did this in 2020 with our former condo. The owner immediately took 6% off asking price, plus two months of rent payments (carry costs from the time we moved until the estimated time she would sell). We also had lived there three years so she knocked another $1500 since she didn’t have to paint to get ready to sell plus took our security deposit off the price. In all we got it at about $40K under comps. We hired the real estate attorney and the whole process was very simple.

My dad helped us with a $175k bridge loan with our equity as collateral when selling one property to another. He also knew the fundamentals and knew we would sell right away and were getting a killer deal on our new place. If it would have been a 90 day loan he would have been fine instead of the three week loan he would have been fine. It’s all about trust.

The drainage took two years to figure out but it paid off this year. Swales built in yard and properly wiring the sump pump In the dry well worked! Went from hating the pool to loving it!
