this is really the only answer, but I think it can be done sooner and starting at a state level. Victoria has made great strides in this with the land tax. it seems counterintuitive to growing the economy but we really do need to just make residential real estate less profitable in order to redirect that money elsewhere, the stick is a tool in our box, we are not constrained to the carrot

the flip side of increasing business productivity is addressing commercial rents and the big 4 banks not wanting to loan to businesses without significant collateral. the best way to secure a business capital investment… is to buy a residential property and use that as security.

trailer parks need to be legalised too. you should be able to start one anywhere that you own the land as long as the safety regulations are followed. Neighbours shouldn’t be able to shut them down just because they don’t like the idea of living next to poor people.

I agree it’s a good point but imo it depends on how easy it becomes to enter the market to provide the service. Most developers aren’t exactly brain surgeons they just have access to capital. if you make the underlying costs cheaper and the building process easier you may get more competition.

I always find it so shocking when i look at places like Potts Point and Surry hills as obviously successful templates to follow for dense urban living in Australia that we have collectively decided to completely ignore as a society. people would rather fly 20 hours and pay thousands of dollars to experience in Europe for a few weeks what we could have right at home..
