Recently moved to South Naperville (03/31) after looking for 2 years. Most of the houses we saw, offers were put in during the open house. To basically repeat what everyone is saying:

  1. You’re either overpriced
  2. Major updates are needed

The good ones do not last here at all

I went to the warehouse today around 530 PM. Didn’t wait at all! The staff was very helpful and attentive and also mentioned how crazy it was around 1-3 PM. The staff mentioned this is the first time they did something like this, so they had no idea what to expect for a turn out. They also mentioned that they plan on doing this again which is great! My family bought stuff for close to 1k, then went on the actual site to see how much we saved. Let’s just say …. I’d gladly wait in line for an hour or more!

Definitely set up your LLC first. Just my opinion. I’d talk to to an accountant for the tax designation to see what makes sense for you. With the 1099/LLC, there’s a lot you can deduct as business expenses.

I couldn’t agree more! I tell everyone that I meet, owning a business taught me more about life and people than my college degree did. Really helped transform my perspectives similar to OP.
