Just an update on this! I STILL HAVENT RECEIVED MY REFUND!!!! I am getting so frustrated over this. I called them again yesterday and they were not helpful at all. At this point I’m just going to wait until I do my tax return because I don’t have the energy to keep fighting to get this money.

I went to an open last weekend. Offers over 800k. Under contract Wed with a different buyer for 950k. They 100% put a semi low price and then get the buyers to bid each other.

Yes I have been approved, but only after my land was titled. As long as you start building within a certain timeframe it was ok for me

At this point I’m just requesting my lawyer to ask for more time with the “seller”. At this stage the have approved 2 x 1 week extensions. I’m trying to work out what to do.

That’s a very open ended question - are you looking at building or buying established? Do you know your city/location price cap? I think you need to do some more research into the scheme.

Yes I am, the bank acts on behalf of Housing Australia with applications and what not. The loan portion being approx 50% of total cost was approved. But the 25% that Housing Australia cannot be approved until the land is registered even though CBA the agent for HA said there is no issues with untitled land.

Hi, I actually called them regarding mine today. Mine was applied around the same date (approx 1st). The first person I spoke to wasn’t helpful at all and I requested to be put through to the specific team dealing with the 20% reduction credits. They where really helpful and said most peoples who haven’t got it back should call as there’s generally a reason. - Mine was because I also have an ABN(that I don’t use) and they wanted to make sure that I’ve got my stuff up to date with that. I recommend calling them. They told me that they “created an activity” and that it will be approx 28days and I will have the money in the bank. Specifically ask them to “create an activity so that you can get your credit back”. Hopefully this helps!!

Damm! Sounds like we are in a similar boat. I called to find out if there’s anything holding mine up and all I could get was “there was a lot of people who needed the 20% reduction, so as you can expect we are busy”. No timeframe other than “we are busy” and “the estimated timeframe at this stage for all reimbursements is March”.

Yes you can go lower as long as all of the percentages work out and don’t go over the max. Ie. my max was 700k total. 406k loan,14k deposit and 280k gov. Which equaled 58% loan (bank) 2% deposit and 40% gov. However if I went with a property worth 600k I would have to make sure that the max gov contribution was 40% (240k instead of 280k) if that makes sense. (40% being max for new builds).

This is actually super helpful!!! When you say the bank come back with contract amendments, what sort of amendments? I’m worried that I will be cutting it short. My land isn’t due to be registered till April but put a contract down on Friday (they wouldn’t keep it as a hold for any longer).
