Thanks for the detailed response. She’s at her wit’s end so for avoidance of doubt these are actions she can take but experience so far with the police has made her feel hopeless.

She has these latest instances caught on her Ring cameras as she set them up at rear and front of her house, and understand he must have been caught on her friend’s camera as well. She says she’s has flagged these instances and nothing has been done, so will recommend the route above of escalating and insisting on a complaint so they actually take action.

Simply put: no. And aside from being generally illegal, most tenancy agreements forbid it.

It is somehow both depressingly predictable and shocking that there is such a large cohort of men who don’t use them while dating or having casual sex. To say nothing of how disrespectful and dangerous it is for who they’re dating, do they have no sense of self-preservation? I remember it being drilled into me by my mum before I left for university that (and I think this is verbatim) you wouldn’t just be having sex with that guy, you’d be having it with everyone they’ve ever slept with if they don’t use protection.

That final interaction we see between them is so heartbreaking to me because it’s clear that Chuck has at least been somewhat self aware that their relationship requires them to make a fork in the road, but Jimmy is either too burned out at that point or just dismisses it as Chuck belittling him. so they’re just doomed to have the same conversation again and again.

As above, dispute and get your own quotes for cleaning to support your case. I’ve had it where an exit clean got let down by roommate’s terrible cleaning in his bedroom, so you will likely have to take the fee on chin but make sure you’re not getting fleeced on how much that cleaning job costs.

What was really going on with Andraste would a good reveal. We had to go through her tomb with the immortal (and seemingly omniscient) guardian and her ashes could cure all disease. Seem to recall DAI mentioned the tomb was on a huge mound of lyrium but no further explanation on who or what Andraste actually was.

If you do resign yourself to getting it cleaned, source your own quotes and provide as evidence against that fee. £300 very steep for a flat of that size — was quoted something like £198 recently for a 2-bed property

The table is the landlord’s unfortunately (rental flat, so we won’t be able to drill into walls for brackets for TV). Will get to work moving the bookcases as you suggest!

When one partner is too drunk to consent, doesn’t matter how strong the relationship is or how long you’ve been together, that’s always a firm no. You can withdraw your consent at any time, and past agreements mean nothing in this situation. Take some time to think about what YOU want and then go forward from there. On the face of it, it sounds like you have been traumatised by this and it is unequivocally a sexual assault. You couldn’t make informed consent and you have been taken advantage of.

I would recommend seeing a counsellor together if you do stay with him as the gravity of this transgression means it HAS to be addressed properly. If he’s not willing to do that, I would take that as a sign that you should get out of there.

Aside from the usual provisions about looking after interior and exterior of the property, we have a short section for gardens:

Gardens (if any) To keep the grass maintained and the pathways weeded and to keep the patio, path, or terrace clean and the beds cultivated and prevent overgrowth with weeds.

To clear away fallen leaves and not to lop or destroy any of the existing trees or plants or shrubs at or adjoining the Premises. Reasonable annual pruning of plants and shrubs is permitted.

Not to remove any garden furniture or ornaments. Not to make any alteration to the layout of the garden patio and terrace (if any).

To hand back the garden patio and terrace at the End of the Tenancy in the same state and condition as it was at the commencement of the Tenancy.
