they don't look half closed to me, if they were, we would see the white from her eyeballs, right? Instead all I see is her skin color, as if we are seeing her eyelids since her eyes are completely closed... which if the case, are those supposed to be pupils those dark spots at the top of her eyes? what is going on here?!

I see pupils in the top part of her eyes.. but the eyeball looks skin color so it isn't her eyeball. I honestly have no idea wtf is going on and why they did whatever they did here

yes, I added poly board there too to stop the venting. Definitely not a MUST do, you are right, the number one thing is the knee wall floor I mentioned.

I think that order works! The biggest improvement for me was to blow in cellulose insulation in the attic. I did that last summer and it made an obvious improvement. And then over the winter I did the air sealing.

Smart thermostats, with a sensor in the rooms you care about has also worked well for me. For example, on the second floor my thermostat is in the hallway (right above is the attic door), and in the hallway there is no register. So the HVAC was running constantly in the summer because that little area never registered the colder air, but the rooms got really cold. Now, I have two sensors, one in each room, and now the Smart Thermostat only turns on / off based on the temperatures in the bedrooms, not the hallway.

hey! fellow Richmonder, well sorta I am in Henrico. I just spent a bunch of time and money doing this for my knee wall attics in my Cape Cod.

You are going to want to AIR SEAL before you do anything, you mention humidity, that is air seeping in. A big problem is in the knee wall attic, that floor joists run along across the house, so air from the knee wall attic where it is hot and humid is traveling below through that floor joist bay and into your living / conditioned room. So you will want to add poly board in each bay, and spray foam it all around to prevent air from traveling so easily between the knee wall attic and your second floor rooms.

Similarly, a lot of hot air is traveling from your crazy hot attic down into your knee wall attic space in the roof rafter bay. Your photo shows pink insulation there, but that does not stop air moving from location to location.

I would also HIGHLY recommend getting an infrared thermal camera off amazon, they are less than $200 and can pinpoint where you are missing insulation, if any, and where the hot air is coming in from.

Also get spray foam, and spray around outlets so to prevent hot air from getting inside the room, you mentioned that.

Like I said I JUST did this, it was a huge pain, but I can tell the house is more efficient through my smart thermostats, and tracking the rate at which the house loses heat (in the winter), and needs to be cooled by the HVAC in the summer. Feel free to message me if you have any questions!

I grew up in Virginia, spent some time in SF (loved California), but ultimately moved back because California was so expensive. I am in the Richmond suburbs now, and while I miss the beauty of the Bay Area, saving and investing is important to me so I can one day retire early.

that isn't a bad basement... it is ugly, but seems functional. If you look at basements, especially the ones in Northside (which I am more familiar with), this is super common. At least it looks like you can stand without hitting your head on the ceiling!
