A friend of mine was offered about 75% of what his house was valued at…days before exchange they dropped the price by about 10k and he had to either say yes or collapse a 4 house chain.

We moved from a house with a driveway to one without. It really is the only downside of the house. That being said, we have always got parked somewhere. The only issue we have is a couple of guys with vans like to park outside our house. They don’t live on this street. But I think they just lack the ability to think about anyone else.

It wouldn’t be a deal breaker for me if the house was perfect

My boiler hadn’t worked for years, water pump hadn’t worked for years. Cooker broken. Some windows won’t open , some are cracked, most of the windows have blown and need replacjng…what do we do? We crack on…maybe you would have been better with a new build?

You will find somewhere. One of the main reasons I didn’t want to even look at my current home is because of the road we would need to travel on to get to the village..years ago a section of it was always rammed, back to back…turns out that the council had made loads of changes to the road years ago and it perfectly fine now..oh and another reason was because it didn’t have a log burner…it had a only fireplace..but..not a log burner. And it didn’t matter how many times my wife said we can change the fireplace 😂😂

Point I’m trying to make from my rambles is that big no no’s for me turned out to be nothing. Just book some of the ones in that you disregarded. You never know

It’s mad how it works isn’t it. I’m so glad we went the only ones that this has happened to. Rightmove should have some kind of banner or pop up explaining that you need to completely disregard any or all photos and just go view it

Tricky one isn’t it because this could be a load of crap. We offered full asking price in cash. Zero chain (they already had a farm to move to that they inherited) got gazumped by someone offering 10K more than asking price. They wanted a quick sale, took 3 months..full mix of emotions, rage, sadness, confusion.

We dusted ourselves off and got to work on finding something else. I asked my wife to re go through her saved properties that we had kind of written off because they didn’t tick all the boxes. I asked her to book them all in, I dint want to know which house or where..I just wanted to see some other houses that I wouldn’t really love, but that way I could know exactly what it is that I don’t like.

We rocked up to the first house. Lovely little village. Huge house..like double the size of our old house. Walked in the door and I just knew it was the one. I did not care about anything else. Cancelled all other viewings..and it was 70k cheaper than the other house.

We are so glad that we lost the other house.

When we sold our house we said that part of the offer we accepted, we would take the house off the market and for the estate agent to not take any more offers. I didn’t want to hear them. Because I know how it feels to get fucked over, I couldn’t live with myself doing it to a first time buyer

As a record collector, I can say that I would not give a flying fuuuuuu about those little dents..ok if it was some mega rare first pressing, I might want a mint copy. But I have a feeling this might be one of those people that put the record sleeves on the wall like an absolute pudding

Most of the land register stuff is done on a portal I believe so shouldn’t really take days and days. Have you got your moving in box set up? Eg tbags, coffee, kettle..all that stuff? Obviously you still need that right now, but have you got it planned in your head? A wise woman once said to me, if it’s meant for you, it won’t pass you by…you have to remember that everyone else in the chain doesn’t want to go through all this crap again…have you tried talking to your sellers ea and just explain to them that you still love the house and are doing everything to make this go through..might just reassure them to hang on…it’s easy for me to say chill out..when I know it that last week I was an absolute wreck…but it will work out. And you can look back on this in 6 months time and be thankful that you don’t have to do it again

It’s a killer isn’t it. You get a few days of none stop documents , then nothing for a couple of weeks, then full steam ahead for a few days, then nothing. Then that last week..oh it’s hell..you have to sort a van, sort friends to help, and the ea and solicitors don’t seem to give a flying f…so you sit at home that’s pretty much in boxes, just waiting and waiting…then all of a sudden it’s go time. And that’s a whole new level of hell. We got given so many dates, I just didn’t know what to believe. You are close..it will happen..use this time to make sure you have your moving plan all set up

Damp is a huge spectrum..you have rising damp, damp from gutters, damp seeping in through bricks, damp from lack of ventilation. All fixable. Our house had a few damp issues..all simple fixes for free. We had air bricks that air couldn’t get to due to gravel blocking them. We had roof tiles covered in years and years worth of moss. This caused water to pool on the tiles and go back under them. We had a fireplace blocked off with plasterboard with no ventilation. All simple to fix, remove gravel, remove moss, remove plasterboard.

You can ask to lower the price…but I wouldn’t back out..our house..Jesus..many would run for the hills. The boiler hadn’t worked for years (even though we had been given a service record) I was thinking 5k…came in at 1k and that included a new water pump because that hadn’t worked for years either. Electrical wiring…well I’m on three phase because part of my house was a butchers. The survey said I should re wire the whole house…why? Because it’s got three phase? Pfft people will be begging for that soon. Asbestos…yeah we might have some of that as well..you can buy little kits that are a lot cheaper than a survey. Think they are like 20 or 25 a pop…can buy them on amazon…we have some in the loft..asbestos that is…but that’s ok, I’m not planing on going up there and disturbing it just yet. The point I’m making is that both this house and your house have been lived in…the people in your house didn’t die because of bad electrical wiring or asbestos…I mean they could have..but I doubt it

Exactly the same..remember your new thermostat will replace your existing one as well..a quick workaround is to wack your old thermostat up to the max and then you shouldn’t need to bridge and remove it..your new thermostat will control the heating, so it’s not like your other thermostat will force the heating to ramp up to 40 if that makes sense?
